East of 35 is mainly cookie cutter housing going in. You don't want to live right in town, too many tourists and traffic in summer. West of 35 there are nicer homes and not cookie cutter, inside the loop 337 ring.
To the west of 337, off 46, are nicer homes and bigger lots. But developments are going up fast.
If looking for a house I'd stay west of 35, and look in the outskirts for a larger lot with a nice house on it. Prices vary lot to lot.
The market moves fast, if you see a house you like get an offer in quick.
If renting while you look, most rentals started at $1100 for a small house or studio apartment and went up from there. That was 4 years ago when I rented down there.
Make sure you check the flood plains where ever you look and make sure you are in the clear for the seasonal floods.
