Even small, older (pre '80) assets (75 units or less) have been snatched up, improved and re-tenanted. You've easily had some assets quadrupling their asking rents over the last 15-20 years. It's a bit softer right now, but demand is still high, new product isn't out of line with demand (as you've seen with some Texas and Florida markets) so rent increases will merely slow to maybe 4-5% this year. Once Intel comes on line the north-eastern corridor of Columbus will see some additional heightened interest. It's already seen strong movement. The rest of the State should continue with its solid run, unless some serious economic issues emerge. Keep in mind this rent run initiated with the early 2000s financial crisis, so there's not always a correlation. Attached File This is a new development in lease up not far from Intel tho not in New Albany or Johnstown proper. OP - I'm not sure the answer since the markets have moved upwards pretty comprehensively. Best bet might be find a small holder with sub market rents who will value a good tenant. Treetop has a good suggestion. |
