Very doable in  east Alabama. I bought a trailer in Coldwater Al, for only 48 grand, it's valued at over 90 now, so you can easily do that in Cleburne or Randolph county Alabama.

Very doable in east Alabama. I bought a trailer on half an acre for 48 grand in cash in 2019, it's followed at over 90 grand now, but I'm sure you could put a double wide on ten acres for that in Cleburne or Randolph county easily.

I ended up on 40 acres, 4900 sq.ft., 4 bed/bath, 900 sq.ft. heated shop for that in an area 66/33 Trump/Biden county. UP of MI.

Three years ago last month I gave my wife a presentation of 10 homes from WA, ID, AZ, IN, UT, TX, WI and MI and let her pick.

All the homes were in conservative areas (not states), within 30 minutes of an emergency room, on acres of property with water (lake/river/pond), cost between $450 and a $900K.

I had looked at a few hundred homes over the months, there were that many to choose from. We bid on homes in Cedar City UT and Hagerman, and Twin Falls ID. Durning COVID there are ferwer homes on the market. The MI home fell out of escrow and went back on the market just in time to make the cut, and my wife choose it. Mostly for the neighborhood. The home sits in a shallow valley with a couple thousand acres of unused property around it with only one neighbor's house slightly visible when the leaves have fallen.

The AZ home had an underground shooting range.
The TX home was two parts with a canyon and bridge.
The WI home was 150 feet above Lake Michigan on a bluff with its own pond too.
The IN home was on the Saint Joe river with 120 acres.
The other MI home was on 225 acres.
The Hagerman home had two streams running through it's 12 acres.

West Virginia for sure.  And, despite it being (often deservedly) the butt of many jokes, it’s an absolutely beautiful state, and Appalachian Americans are my kinda people.

Honestly, you could probably make that work in southwestern (i.e. Real) Virginia too.

I bought a large wooded parcel 6 years ago or so.  With a cabin (needed work but had electricity).  Well under $100k.

Finding a house on 10 acres for $450k is easy.  The issue is finding it in a place with jobs, not finding it.

This comes pretty close to what OP wants, but the $750,000 price reflects the reality with real estate here, now. The other consideration is work...Home Depot, Walmart, lots of auto parts/fast food/small business, none of them very well paid.

Selle Valley is beautiful, ringed with mountains. Nice, clean 1,300 square foot home, 9.6 acres with RV site, Quonset hut with concrete floor, barn...

Alabama, Mississippi, and Louisiana, if you can stand heat and humidity.  Lots of rural areas with land and TONS of trees.  That being said some services and available jobs will be lacking

Northeast Tennessee, Kingsport/Bristol/Johnson City area has many small towns within a half-hour's drive of them.
The state's almost solid red except for around Nashville, Memphis and Shelby County.

Definitely would be doable around me in Northern MN. $350 k would get you something pretty decent, $450k would make it quite nice and/or much more land.

That said, not sure id recommend it politically. Local level almost guaranteed to be conservative, state level anything but.

I have a house on 24 wooded acres in a small town near Baton Rouge. I'm almost done completely remodeling the 1850sq/ft house.

My property taxes are 351 dollars a year. You're about 200k short but I've got 14 more acres than you were asking for.

Absolutely. If it were not for the "conservative" and of course crap gun laws the OP could get what he wants with more land for less money in the Catskill Mountains of NYS. In certain areas the City of NY foots a good portion of property taxes because of the amount of land they own around the reservoirs.

The other issue is jobs. If you are not a Doc or Nurse, working for the city or state you are either making a long commute to make money or you have to be self-employed.

You can pretty easily buy 10 acres in central Ky for 100k- located within 20 minutes of Lexington/Frankfort for jobs/shopping/airport etc. This is cleared, beautiful horse pasture not methbilly mountainscapes. PM me if need be- several parcels available close by.

PS- I just bought 180 acres 40 minutes from the same area at 3k/acre.

Look at the bottom of Alabama over the top of the Florida panhandle and you can live cheap and be an hour from the beach. Look south of Enterprise or towards Dothan.

Not in Oregon. I live in an old farm house (2200 square feet) on 3 acres and it's market value is about 450k and there isn't any jobs. Good luck OP! You might look near Burns Oregon but there's no jobs east of the Cascades.
