I was looking at a house. It's in Riverside County.

I was going to sell my house on Orange County and move 20 miles into " The Inland Empire"

My house in OC is 2,290 sq ft and the new house would be 2,900sq ft but close to a half a mil cheaper to buy

We have a special property tax on certain communities and this house has it .
.$4,500 extra tax but I would be paying cash so it's not a deal ending tax

What is ending this deal?

My $2,409 home insurance?   Well ... Since I'm at the bottom of a short mountain ..... $12,000,00 for property INSURANCE And the  HOA fee if $169.  I don't think that I'll buy this house.

OP here.  I made money when my wife was still in good health. I'm 58 and haven't made shit since the start of Covid. My wife hasn't been able to work in twenty years.

My new house is SLIIIIIGHTLY smaller than that (like 15 sqft) and our property taxes are pretty high for the area. I think we'll pay $6k this year.

This is why everyone is moving out of California.  You can get a pretty nice house in Utah for what that house in Riverside county cost and pay $2-3000 a year in property tax.  The income tax rate is several percent lower as well, utilities and insurance are significantly cheaper, and gas is a $1 a gallon cheaper.

Income tax rate is 4.95%.  Homeowners insurance is $1200 a year on a $880k house.  $900k will get you 5000 sq ft here.

Yes, 1% of the sales price plus any local assessments. Yearly increases are capped by law.

My current taxes are around $4.5K based upon the purchase price in 2009, but my house could sell for $800Kish so the new property owners would pay around $8K in property taxes.

For a new purchase, the property tax starts off at 1%, or a bit over

$8k tax is a ~$800,000 home.

My parents live in Orange County and have lived in the same house since the 1980s.  There is no way they could move to a smaller house in the area, given how messed up the property taxes would be on a new house.

I'm trying to downsize my bills to be able to retire at 58 to take care of my wife.   This house would have let me do it if it wasn't for the extra $4,500 Melloo Roos tax and $12,000 insurance

I live in TX and my property taxes on my house and acreage or laughably low. Of couse I live in a very rural area and get very few things that most people take for granted that are paid for with taxes.

Ambulance and fire would probably take a half hour or more to get here, likely much more. The school system sucks on the other side of the county, but I don't have kids. I have gravel hauled in for my road and driveway and have the guy use the maintainer/grader to do my road and driveway when the US Forest Service is out here doing their stuff. I have my own septic system and burn my trash. Have a water well and a comminity water well hookup. All that stuff provided by a government is paid for with taxes as well as all the shrinkage along the way.

It sucks to say, but most of the stuff people expect is paid for with taxes. Of course going through the hands of the government creates a lot of waste along the way on multiple levels.

For a year I lived adjacent to the San Antonio city limits in an area with an average salary of just over $100k and 97% non minority (Comal county not Bexar county). Taxes were not cheap there, but they got a ton of stuf I don't get at my current place.

I have a very dumb question, but even common Californians are leaving because they are burdened with overwhelming taxes and regulations.  Instead of moving why do they not just vote for lower taxes and less regulations?  Was it taught in grade school that if you disagree you just have to leave?  The whole thing defies logic, I do not think I've met a single Californian who was happy with the insane tax rate they were burdened with.  I have even seen them chased by tax authorities when they left the state, because California thought they were still their property.

Friend of mine had a home in Texas that cost him $12k/yr in taxes and $6k/yr in insurance.

It was a pretty big place that he got a good deal on. Eventually he got tired of the overhead and went to a smaller home in Oklahoma.

California has very low property taxes.  

They were the second lowest in the nation last time I checked the numbers.

If the OP is over 55 years old he can take his old tax bill to his new place if it benefits him but I think he's confused everyone on insurance, which goes to a private company, and taxes which go to the government. With Prop 13 if you're 55-years old, and move inside of CA you take your old bill with you. If you lived in a 600 sq.ft. house you bought in 1975 and pay $14 a month in real estate taxes and move to a 10,000 sq.ft. mini-mansion you pay $14 a month in real estate taxes. Also sitting in your home you typically gain 5-7% a year where the taxes are limited to +1% per year, so after 7-10 years established neighbors are paying less than half of the new neighbors.

Now I have shopped and got better but I am central Florida (not on the beach), no flood plain, simple on a small lake, 2600 sqft - $10,000 from progressive.

Property tax in New Hampshire is high and highly variable from town to town and school district to school district.  Absolutely no idea what mine will be as the house build isn't done yet.  

We have no income or sales tax though.

There are parts of this city where you can own an $800k house (pretty nice, but not amazing) and be paying $3.2k / yr in property taxes.
Almost everywhere nice has an HOA, but they are usually not too expensive. Our last house was $31/month, new house is $61/month

Sister in law and her husband live near Rochester, NY. Their property taxes are $18,000 per year. They can't wrap their head around the fact our property taxes are $1200 per year. They insisted we were mistaken and the $1200 was per month. Nope, per year. You heard it right.
