Many of you have visited my thread in food and garden and are aware I bought and moved to my NEW BOL last December full time after settling on the insurance from my destroyed BOL in another part of Texas..
I have been chipping away at improvements, put in a new septic system, Cajun aire,, added the carport, than closed in 1/3 for storage, put in the new driveways planted a few pear trees and grape vine to start the orchard adding more this winter, apple, peach and some nut trees had to build a back porch, put up gutters and install water collection system..500 gallons few others things and old fat disabled guy can do on his own.. this winter the shooting range goes in out in the wood lot out back, also, a chicken coop, raised garden bed and front deck are on the list for next year or two. 20 ac will be a few cattle, goats and horses, 6 ac will be corn co op with neighbor next year, then an orchard will go in, havnt settled on that investment as yet.. house sits on around one acre and 3ac of wood lot with shooting range in the cool shade of some big oaks and cedars.. 200' X 10' pond is stocked with some cat this year, harvests for next year.. hope you like it so far..lots of more improvements over the years to come..in theory

it is in N E Texas, 2 hours from dallas.
the pond is there, look harder, it is 400' from the fence line and too muddy to walk there today.. fruit trees are 100' from the house, deer and rabbits are pot meat..and they have 3 ac of trees to much on it they need it. I do have owls, hawks, RATS, skunks, snakes and Prariire crawfish I have seen evidance of deer and hog, but have not seen, neighbor swears there is a big catamont in the neighborhood,,but I have seen no signs at the ponds, his or mine. I have live neighbors to the north and dead neighbors to the south 
next year, chickens and goats, there are cows out there belown the pond, hiding,,camera shy I guess, there is also a horse in there somewhere, less I missed her picture

Cattle are in..they are in the pic, sort of..they are behind and below the pond, that you have to hold your head right to see..6 angus/brangus' the pond is off to the right of the horse..will try to get thier pics another time. chicken Coop is next build..that pile of pallets and lumber is for the coop and then I am going to eleveate some beds for small garden project using plastic bins to hold the dirt..I can get on the ground, just HELL getting up again. .its in my head, it will work.. the back porch is all scrap found around the property, the front deck will be uprights of native cedar from the wood lot, 8, 8'are cut and seasoning behind the "barn" still considering goats, NOT a big market at the auction in town and the local guys are 200 to 500 head goat herds..and will need a different fence as well..they are wiley dumb animals..

I am in tx currently and looking for something exactly like you just purchased and would be curios to have a starting point on what it might cost me I do so, just figure 2k an acre in my area plus cost of structure,,double wides are in the 50k area I DID buy a foreclosure, one with 6 previous owners, bad JUJU,,I am breaking the curse though..I did NOT pay as I say though..house was on 9ac I bought an additional 1 ac behind it to insure property water rights(creek) and then bought 20ac south of me that was fenced and had a pond..I am now broke  but happy..
