Hey All - would you mind sharing what you are paying for optional flood Zone X coverage? I'm building my house in a Zone X area and best quote I've gotten is $572 per year with $250k coverage on the structure and $100k for property/ contents.

Trying to gauge if I should be happy with this or if I need to do some work? Thanks all!

Collier county flood zone X would be a 1 time chance in 500 years.

Your lender may require flood insurance but you are not likely to to need it here.

Consider your elevation and drainage.

My original quote was that exact dollar amount for the same coverage. Pretty sure those rates are set by NFIP or FEMA but I might be wrong. Since the mortgage company didn't require it (also in an "X" zone), the broker got me a Flood Coverage Endorsement that was part of the regular homeowners policy instead. It ended up being less than $200.

I just paid mine today for the same amount and coverage.

It's Florida.  Even if you aren't officially in a flood zone, you're in a flood zone.

That's my feeling as well. It's not necessary where I'm building but for that cost I feel giving up 1000 rounds of brass .556 per year to possibly pay for damages is worth it lol

yeah but 25 years walking up and down stairs, it's gotten old. 16 steps about 20 times a day minim. Thinking of putting in an elevator

Never flooded though, had water almost under my home twice. Houses on ground were 4 ft underwater

Felt bad for them. Do not buy a home that sits on ground in an X zone right on water. It will eventually flood. Ask before buying how many times it's flooded. Realtor must tell you if you ask.

That is absolutely fantastic man... I wanted a stilt house but I married a woman who came from "the finer things" and she just isn't there yet!

I am in St Pete. Flooding zone AE with elevation 18 feet. Allegedly prone to flooding once a year.

I asked around our neighborhood and no one carries flooding insurance. Two said there were no flooding past 15 years.
