I just want a good tenant while I live here, I am thinking women should be out, too many problems partying near campus and too many guys being brought over.

If I want a nice calm house what age group should I look for?

are their any good websites?

If you are near a college campus, get in touch with the medical school or law school or other graduate school. There are usually bulletin boards around the school that have lists and posters of local rooms for rent. Usually these students (like me) don't have time to have wild parties or such at their residence. Also, if they were a bad renter, you could always report them to the Dean's office as they would be giving the school a bad name. I think that has happened here before.

Put your ad in small posters (8 1/2 x 11) on message/poster boards in your local community. Same at local colleges, etc. Also use Craigslist.com if they have your town in their system. In all ads, posters, etc. write that "Multiple excellent references necessary and credit check will be run". Even if you don't do that (and you should) it scares off most of the bums who can't give you a number of excellent references and the credit report keeps away those who can't manage their credit or money. Renting out my spare bedrooms to strippers was one of the most exciting times of my life. Installing a pool table and jacuzzi made it even more exciting. Having a best friend with an internet porn site made it even better.

We had a well thought out eviction process in place. It consisted of burning all the offending strippers property in the back yard while she was at work, and releasing her pets into the Michigan wilderness.

Unnattractive female grad students. Never there, have enough $$ for rent and are terrified of having to move mid-semester. Quiet. Too busy for friends.

Hot chicks sound great but they will bring the boys around and that is NOT what you want. Maybe if they're hot lesbian chicks...

Rented a lot of rooms out in my time and best tenants were always the grad students.

I rented a two spare rooms when I was single and living in the Keys. I made an application up, asked questions I wanted answers to, if the interested party has problems with a credit check/ back ground check, forget it. Hot chicks always wanna trade ass for rent and it gets tricky, so avoid that. I had a divemaster and a charter boat first mate for roomates, they made good money, and always had fish, lobster, and stone crab. And they liked guns.

agree with above, .mil (preferably officers). women are ok if you lay down the law to 'em from the start, no parties, no guests. get first and lasts months rent and a security deposit. get all legal documentation beforehand and have the sheriff's number on speed dial.

You're near a college? Depending on the school, they might have a foreign student housing program. My MIL was part of that program for years. She rented 3 rooms to 3 girls at $700/month each.

In your case, it would have to be boys.

You are typically responsible for one or two meals a day.

It's a good program. The kids are usually well-mannered and don't cause problems.

Find out beforehand their thoughts on guns. If they are a libtard who hates guns, you are setting yourself up for trouble.

My recommendation would be either med students or science/engineering grad students. I've been both. If we're at home, we're either sleeping or studying. Grad students are probably the most tame, but med students have the most loan money to pay rent with.

Oh, and if you're in Dallas by any chance ... I need a move-in date by May 21st. (references and NRA card upon request)
