So I'm thinking of buying a tiny home (1 bed, 1 bath, 400 SF) with plumbing, AC, insulation, finished inside and out, brand new, with front porch and kitchen and shower stall. This is not one of those tiny homes on a trailer or wheels. It will be on a pier and beam foundation.

Total cost, around $40K.

I got an empty lot in the city worth about $30K. But you can set it on your own land wherever.

Good idea for a cheap homestead? The house is only about 14' x 26'

Would you go for something like this? Obviously not for a family, but single person or couple.

If that loft is just for storage Id be game for that.  The 900sq' I have is a bit much.

No washer or dryer? With virtually zero closet space you’ll be doing a lot of laundry. I guess if hours a week at the laundromat appeal to you it’s a non issue.

There is a spot for a stacked W/D.

The key is to have a separate structure just for storage - shipping container, metal bldg, shed, etc.

There are other better designs that will give you more interior volume, a more useful loft, or scale into a bigger structure.

ETA, that's a prefab, or build on site? If you're gonna build it on site, build something better with the materials.

400 seems small. i lived in ~700 and that was fine for one person before i had a house and stuff. little storage is an issue if you want to do things like buy paper towels in a costco value pack.

Seems high for the size. I’m into tiny houses and I want one eventually but the best part is high end fixtures. I can do Italian marble countertops since I’d only need 6 square feet of it.

That looks like a long skinny shitty shed

I live in a 1,000 foot space now and it get's tight with homies and storage and stuff. Garage has tools, tubs of brass, work bench and room for a car. I doubt I could make that work for us.

That’s something people don’t factor in. Daily expenses and annoyance go up if you have to buy a single roll of paper towels each day.

Prefab, but not modular. Built with wood studs like a regular house from the ground up and to order. Takes about 15 weeks.

Becareful of pier foundations... It's not that they aren't suitable, but insurance can be a huge issue if they will cover it at all. Still haven't found any for mine yet... May be different in your area.

Saw this the other day and thought it was a great idea if I didn’t have two kids.

Shed lists for $12k I think. Figure you could beef it up some and finish it out and be out less than $40k.

The price includes free delivery from Dallas, TX to most places in the state. It also includes split AC system, pier and beam foundation system (they will set up for you), all electrical wiring, foam cell insulation in the ceiling, vinyl or laminate wood plank flooring, 50-year exterior siding, 40-year metal roof.

I could do it with no problem.  This house that I own isn't a mansion, don't get the wrong idea, but it's way to fucking big.

That 40K is basically the cost of a pickup truck.  You could own it, outright, in 5 years.

I'd do the math carefully. To make that shed livable would cost more than $25K I think. Not to mention your time and effort.

Exactly. Get a pre-fab metal building or a shipping container. Shipping containers would look ghetto, but they are cheap, tough, and easily secured.

I could do a tiny home like that, as long as I had a 30×40 or larger detached garage.

We have just over 1800 sq ft and a 24x24 detached garage with a attic and I still have a storage unit.....

Oh, that’s actually not bad. Probably cheaper but certainly easier you could do it yourself.

I like the concept and have been pretty happy in small spaces. Wife and 2 young kids have me in 4400 square feet now and my gun room is bigger than my first apartment, but it’s a lot of work

I actually really like some of shipping containers homes. I’ve yet to see a tiny home I’d consider livable. Of course the wife and I have a 4k sf house and 40x40 shop.

Still, if you only have $40K into the structure and minimize your possessions (which you will almost certainly have to) fuck buying homeowners’ insurance. Buy a REAL fire extinguisher.

For three years, I lived IN a shop.  That's the ticket for me.  If I ever get to build out my own place, I'm just going to build a huge shop with living quarters in it.

A handy person can do a lot with a concrete pad and metal building

I wouldn't mind the tiny home with a storage container and close by underground tornado shelter. That video of a tiny home blowing down the road was pretty eye opening.

People that are looking at living in these, don't have or want welders, compressors and shops.  It's kind of like telling someone that has a lot of welders, compressors and drill presses...but where you put all your 200 port Cisco network switches....the blade servers, the MUX and your DS3?  There is way to much dust and dirt in this outbuilding. It's going to plug up the roof top A/C filters every week and $200,000 worth of electronics is going to fry!

I dunno how to break this to you but it's very likely that much of arfcom lives in populated towns and cities.  Not only in suburbia, but in condos and apartments.
