No washer or dryer? With virtually zero closet space you’ll be doing a lot of laundry. I guess if hours a week at the laundromat appeal to you it’s a non issue.

There are other better designs that will give you more interior volume, a more useful loft, or scale into a bigger structure.
ETA, that's a prefab, or build on site? If you're gonna build it on site, build something better with the materials. |

400 seems small. i lived in ~700 and that was fine for one person before i had a house and stuff. little storage is an issue if you want to do things like buy paper towels in a costco value pack.

Seems high for the size. I’m into tiny houses and I want one eventually but the best part is high end fixtures. I can do Italian marble countertops since I’d only need 6 square feet of it.

I live in a 1,000 foot space now and it get's tight with homies and storage and stuff. Garage has tools, tubs of brass, work bench and room for a car. I doubt I could make that work for us.

Takes about 15 weeks. |

Becareful of pier foundations... It's not that they aren't suitable, but insurance can be a huge issue if they will cover it at all. Still haven't found any for mine yet... May be different in your area.

Saw this the other day and thought it was a great idea if I didn’t have two kids.

It also includes split AC system, pier and beam foundation system (they will set up for you), all electrical wiring, foam cell insulation in the ceiling, vinyl or laminate wood plank flooring, 50-year exterior siding, 40-year metal roof. |

Where will OP put his stuff? I don't understand how some people don't want room to do things indoors, to spread out, or be in a...different room. I wouldn't want 1x bathroom even if I lived alone. |

I could do a tiny home like that, as long as I had a 30×40 or larger detached garage.
We have just over 1800 sq ft and a 24x24 detached garage with a attic and I still have a storage unit..... |

I'm not sure what I want to do, but I know I want to be independant and debt free. If I could have that and live in a mini cabin that is fine by me. I need to figure out wtf I am doing with my life.

View Quote Oh, that’s actually not bad. Probably cheaper but certainly easier you could do it yourself. I like the concept and have been pretty happy in small spaces. Wife and 2 young kids have me in 4400 square feet now and my gun room is bigger than my first apartment, but it’s a lot of work |

For a single person, they are not a bad idea. For a couple, I think they are a bad idea. I wonder if there is any used on the market and what are the restrictions for having one.

That's the ticket for me. If I ever get to build out my own place, I'm just going to build a huge shop with living quarters in it. |

Honestly, if it were JUST ME, I would buy/build a small living space on a piece of land with a large, steel building, workshop.
