We are considering building a house. The model we like can only be had on one particular lot if you go with a three car garage.
That lot is $15k more than another lot we could pick with a two car build of the same house. Additionally, the three car option adds $13k. That means for us to get a three car it would cost an additional $28k over what a two car build would cost. As much as I want a three car, it doesn't make since at that price to me. |

I’d do that in a second. Not even a question. Building on an additional bay would be much more expensive

I’d do it. I have a two car and I’m looking at building a detached garage/workshop in the back I can put a lift in.

Sounds like you are building a cookie cutter in a development. One day you may want more room, and you may not have it on the smaller lot.
I'd build the three car out of the gate. |

Most newer 3 car garages are barely bigger than a true 2 car garage of yester year.

Mandatory. And look at the dimensions of what they call 3 car. It really means 2.5 car cause you ain’t gonna fit 3 cars in there.

Do it. I have a 3-car garage and that extra side fills up fast with storage shit. Looking back I wish we had bought a 4-car instead. Hindsight and all that.

That's only half the cost of a new truck. And you'll get a better interest rate for it than a car loan.
If you can afford it, you won't regret the extra space. |

3 is 2, 2 is 1, and 1 is none.
With that said it better be a 4 car. |

3 is the minimum for me. I'm adding an outbuilding for vehicles, motorcycles, SxS, etc..

I made decisions like that many times over the years on several different houses and I regretted everyone.
You will never say I have too much space. Plus a stand alone garage or an addition later on will cost more than that. |

Just went from a 3 car to a 2 car and really if you can afford to build then do it you won't regret it. I fucking hate 2car.

What are the dimensions of the garages? How much stuff do you plan on having in it and are you actually parking cars in it?

I trimmed ours from 3 to 2. It ended up being a really dumb move.

RV Garage if you can. You can partition the height and gain so much room.

OVERSIZED 2 car garage is much better than cookie cutter 3 car.

Is there a floor plan that allows for a tandem three car? I didn't necessarily need three doors, but wanted the space for workbench, lawn equipment, etc. We went tandem as the floor plan was otherwise better suited for us.
Also had an 11'6" ceiling which is actually something I never considered...it's awesome. |

I would do it in a heartbeat. Our "two car" garage is really a 2.5 car and the extra storage is nice. With a three car I'd have at least one more chest freezer and more shelving units for tools.

Years ago a friends parents build a house and years later added a garage. The addition for the garage was the same cost as the original cost of the house.

Then not very. My house has a 2 car garage that is fucking PATHETIC. Can barely park my 2007 Tacoma Access cab in it. Get barely 2 feet behind it with it close to the garage door. Parking 2 cars side by side would be a joke. So I have shelving storage along the one wall and the 2 car is really a 1 car. My other vehicles go in the 25x35 garage/workshop I built where I can actually park 3 cars plus have room to move around. A "3 car" garage built like my 2 car would serve me no purpose. But if it was an actual decent 3 car, ability to leave maybe 4 feet between the cars plus the end walls? Sure. |

You could stop looking at lots and start looking at land.

Like buying vehicles, always go with the biggest engine available and the biggest garage you can get.

Three car is a minimum. Really need a 4 car.
Always go oversize too. I rented a place when I got divorced 10 years ago or so and it had a standard 20x20 2 car garage. Was pretty much useless. Had to have my receiver out of my truck for it to fit. |

But we also have four vehicles, a project car, a parts car, and all the tools that go with them. "Shop" space was mandatory. For me. You may be different. |

more space is always better. I've got space for about 12 between the house and storage building we built about two years ago. It fills up quick.

Never had more than a single car garage. I would love a 3 car. I might have room to work on my toys then.

We had an appraisal done on our house for a refinance a while back.
All of the comparables were only two car garages. He added $10K for the third bay. I think he's crazy. But, he also added $8K for our stupid gas fireplace thing we never use (I would't pay an extra dollar for it), and only $8k for an extra full bathroom. My neighbor, whom has nearly an identical house, but with a two car garage, joked that he'd trade me houses and kick me $50k. I don't know how much of a 'joke' his joke was, but I think that's probably the right number. Houses around here are $350-400 sqft (finished), so an extra 300 sqft of garage sounds like $50k might be right. |

I would just like to have a garage. My house is 100 years old so it has nothing.

If you want to do it later it's probably double that price. 3 is really the minimum now with almost all families having 2 cars.
