Unfortunately a lot of it sucks, people search for $$ instead of quality, and then towns don't get developers to do enough. A suburban house doesn't generate enough property taxes over time to pay for its streets, utility infrastructure, police etc. The newer houses are better in that regard since they only need to pay for 50' of street and pipes, not 80' or 100' lots. But obviously they suck for quality of life. But on the 3rd hand a detached house of whatever size is generally better than an apartment for the people, if not for the environment or the town (financially or socially). Add in commercial real estate tax value shenanigans and things are just generally All. Fucked. Up. for municipal finances. Some of the towns (Dallas, Garland, other 1st-ring suburbs) are just farther down the slope than others (Plano, then Frisco, now Celina seeming prosperous). It all looks good, especially when developers build the initial streets and pipes, until you have to pay for replacement in 50 years. Consult the group Strong Towns for more. Maybe Frisco can get property values up enough to pay for their high-services model in the long run, like HP/UP. Or like Cross Roads getting enough retail tax to pay everything in a low-services model.
Geographically for east of Dallas, I can understand moving to a suburb in Forney since it's basically the same as living in Frisco or whatever for houses cheek-by-jowl with neighbors and the same commute into Dallas. I don't understand living farther out in the suburb style rural housing that others have mentioned. Then you're cheek-by-jowl AND have a 1hr+ commute too, I don't understand that at all, it must be "drive until you qualify" but people seriously underestimate the impact on their quality of life. Even things like 1ac don't seem to make much sense unless it's a big garden or something, it's just not enough to do much. |

My shop in McGregor has plenty of room, but no RV hookups. Probably won't be able to let anybody in until early Monday morning, but if roads go crazy I won't kick anybody out afterward.
4:12 of totality I think? We will be BBQing, but I think I'll give my shop guys the day off if they want it. Just in case this thing is as nuts as these gov officials are predicting. |

My parents have 2.5 minutes of totality at their place so I am making the 3 hour drive to see it. Based off all the hype and planned crowds I'm not sure I'd want to be at a public event. I can wait at their house for a few hours until the traffic dies down.

Looks like the City of Burnet has some interesting plans. They are talking about closing 29 and 281 or limiting access.
The big parks will be closed. They have large stone blocks stacked next to the gate that will be moved into place. To deter people trying to camp there. The parks close at 10pm to 6am anyway. Fun times. Burnet Rolls up at 10pm other than whataburger and most people from out of state are going to be bored shitless. |

I gave up my fully electric lightning because other than my home the closest charging station was 30 miles away in the direction of austin. I wonder how many tesla owners are going to come to a rude awakening when they run down below 30ish miles lol.

Gas up 46 cents.
Murphy in the hood is 2.99. QT on the highway is 3.45 overnight. Not unusual to see a 10% swing, but it definitely spiked for spring break and now this. |

Mostly cloudy here near Rockwall until just before totality.
It got pretty spectacular when the clouds opened up. The corona and 360 degree sunset was amazing. |

Had a good party with the neighbors. Very sorry if people decided to stay home due to the forecast. Roads still look pretty good. Small patch of slow on southbound IH 45 south of Corsicana. IH 10 eastbound might be pretty bad going back to SA. |

Unfortunately a whisp of cloud was over that planet (Jupiter?) that was visible near the sun. My other pics have it but don't show the landscape. The darkness really surprised me, you really could have been using NVGs LOL.

Was that Jupiter? I figured it was a satellite. There was some other little spec of something on the opposite side.
The solar flare was cool for me. We were in the middle of town, there was dead silence, then applause and cheers across the land - literally. Then more quiet, then the assholes started shooting guns and fireworks into the air. Welcome to Dallas. |
