When I bought my house three years ago, a new roof was part of the deal. Now, I am having rot issues with my Masonite siding and our contractor has been trying to fix it - to no avail. He discovered the reason behind it is because the roof was put on to terribly that it is causing water to run behind the siding and thus, rot.

The seams between the shingles were lined up all over the place (creating a path for water to run down underneath them), no flashing against the second story or the chimney, missing second layer of shingles in a large section (they went over our old shingles there).

The decking is so rotted that whenever you step on it, it dents. When we inspected inside, we found two water spots forming in our living room.

So, needless to say, our house needs a complete exterior overhaul. We need a new roof and new siding. I found the receipt tonight for the work that was done, and will be getting in touch with the guys who did the roofing job as soon as I can. I'm keeping my fingers crossed that they have insurance to cover the cost of the repairs we need and will be cooperative.

Does anybody have any suggestions for what we should do if they do not cooperate?  Also, does anybody know any GOOD (and affordable) people in the area to do the work?

that sux...i just had a new roof done a few months ago and it was expensive, about $2500. we went to lowes and they came out to the house and did an estimate then let us knoe the bad news.

we purchased the materials from them and they hired a contractor to do the work.
i could have done it myself and taken a week or two to do it but they started around 7am and had it knocked out by 6pm.

whoever you use make sure they do use flashing around everything that is exposed because it is extra and they don't tell you this untill you look up and ask about it...found that out the hard way..

on mine i had a lot of decking that had been rotted or water damaged they replace 10 sheets of decking about half my roof

good luck in your trying to get the other person to pay, they'll just say they did what was in the contract and had a new roof put on and they can't help you.

i will say this , i have to get up on my roof now and check the sealants they used once or twice a year because the contractor told me this was not part of the warranty on the roof..

I hope you don't think $2500.00 is expensive for a roof job.  I paid over $4500.00 for mine and that was from a guy I know was cheap but did very good work.  A preacher doing it on the side I might add!  ;-)  That was about $500 to $1000 less than anyone else.  I was up and watching the work and very meticulous about the work being done.

To the OP one thing I might do is go to my insurance agent and explain to them.  Not sure if it would make any difference or not.  I found things wrong in my home that was missed by the inspector when I bought it.  Unfortunately they can't spot everything.  Like the OP the deal with my home came with an allowance for a roofing job but they only allocated my $2000.00 off the purchase price.

I would recommend the guy who did my roof but he doesn't do it anymore.

Paid $3,470.00 for my new roof, but due to storm damage my home owners insurance covered it.   I had them strip off all the old shingles and felt.  That way the wood could be checked.  I told them any anything was bad to just replace it not to even bother calling me about each sheet they would have to replace.  

However, most places I have lived it is within in the code to shingle over the old roof.   I don't care if it is code, don't do it, the only way to tell for sure the condition underneath the old shingles is to remove them.  

Masonite sucks, my siding is not much better some OSB product that looks like wide clap boards.  The wood underneath the roof is OSB.  Never thought I would praise and miss plywood so much.  No matter all their claims of how great their pressure glue methods are, once that stuff gets wet it swells and never lays back down.  

Most of the folks who do vinyl siding just cover over the problems, they do nothing to repair what is wrong they just cover it over.

If I were to build a house I'd go with metal roof and bricks, cost more up front but less maintenance over the years.

Cabot, I don't remember their name, have to look them up, they are in Old Austin/Ward off N. Stagecoach Rd.  They specilize in insurance repairs, State Farm recommends then and so did Lowes.  They got all the shingles, felt and nails from Lowes, the wife works there we used her employee discount.  If you call the contractor desk at Lowes in Jacksionville, they can give you the company's name.  Not a single Mexcian on the crew.  Took them two days, 1700sq/ft plus garage one year ago.

They are on Windwood Loop, if you google map it then satellite it is the big white building on that street.  Still have not found their name.

Nothing as long as they are paying state and federal taxes, SS, MC and have green cards or legal work visas, insurance, real DL and auto insurance, but if they are illegal then it is wrong and it is against the law.

Everyone who uses illegal aliens has nothing to complain about when they are taxed to hell to support them.  When they smash into your car and do not have insurance or a DL, do not complain.  When you loose your job because some subcontractor use them and underbids everyone else, don’t complain.

Thanks for the follow up.  We had the insurance adjuster came to our house today and, aside from the poor installation, he also noted some wind and hail damages on our roof.  So we shall see what kind of quote/ appraisal we will get. :)
