Hello from IL (communist state) My wife and I live about 20 miles east of Rockford IL, we have been looking at property to buy 20+ acres or so, and thought we would look the IA way, we don't want to drive 6 hours to get to our destination, we found some nice property cheap in northern WI, but it's a 6-7 hour drive, not close enough to do every weekend.. what would you guys recommend, is there any property to be had near waterloo, independence and such or even toward Decorah. We are looking for something to shoot on and build a small...get away place... Thanks for any pointers... Rick |

you might not have to go that far. areas north of dubuque, west and south show promise. nice area and not completely unaffordable. between dubuque and clinton there are some areas that are pretty nice as well. again, not cheap, but average. i have some friends that work in waterloo that live in independance. it has gone up around there quite a bit. i'll bet i was within 5 miles of your place today. i was working with some folks at a quarry near dixon. small world... if you want hills and bluffs then NE iowa can be the ticket. if you want hills and timber but don't need the bluffs, SE iowa, even down over to ottumwa shows promise without great cost. there some areas south of highway 34 all across that end of the state that are beautiful - also south of 92 from around oskaloosa over to sigourney there is a lot of pretty land with trees and contour. you might check into it as well. ************** ETA *************** i got to thinking about it and the state of iowa is a really easy place to categorize if you look at a state map. the kind you find at the rest areas distributed by the state are the best kind IMO. just look for an area with crooked roads... that is where you want to be. see the area for two counties all along the mississippi? contoured ground. same is true along the southern end and up around the west. all those areas make nice homesteads and have potential. the instance of meth labs seems to increase in the very same areas, but there may be no connection. lol... prices for the state will be cheaper along southern iowa than eastern or northeastern iowa - no doubt. if you find a property full of freon jugs, skip it and keep looking... |
