OK so my House hunt continues, and I now find myself scraping the bottom of the Barrel, and looking in Eastpoint. So what can you tell me about it? Any particularly bad area's, does it come with Combat Pay?

Yeah, Eastpointe is fairly nice. like the previous poster said, north of Nine mile is nicer. That is why this city changed its name from East Detroit to Eastpointe years ago - to keep its niceness. Otherwise, they would of been dragged down to hell with Detroit by association. |

As of 2 years ago when I lived in Roseville, the services were better and the taxes were lower in Roseville as compared to Eastpointe.
I grew up in Eastpointe, lived there 'til I was 17 when I graduated high school. The house I lived in was in a very nice neighborhood at the time, but has gone down dramatically since we moved out. It'll come back I'm sure... it's just in a valley right now. I see much of this as cyclical. I would strongly suggest still looking in Roseville (in parts –– see below). If you DO want to live in Eastpointe, look in the Northeast corner. Avoid the parts by Gratiot and West of there –– they were going downhill and looking bad even when I moved back to the area in '94. As always, drive through the neighborhoods during the day, cross off the obviously bad areas immediately and then go back at night to the ones that look OK to see how they are then... I suggest you look for foreclosures in the Southeast corner of Roseville - 10 mile and I 94 area. That's where I lived and it was nice as long as I lived there (94 to 06) and the homes are still well maintained in those spots. I personally never had a problem with crime there even though the possibility always exists. |
| There have been quite a few foreclosures of late in Farmington/Farmington Hills that have ended up selling in the $30-50K range. It takes a little more work to find them, but they are out there. Just an option. I'm going to look at a 1000 sq ft brick ranch tomorrow that hasn't sold for over a year and it's currently listed at $55K. It is scheduled to be auctioned in 2 weeks unless they make a deal before then. |
| I have family in Roseville and I have to disagree with the SE corner statement. Its really looking bad down there. Roseville does have some nice spots but look north of 12Mile and west of Gratiot. Most of the cops and firefighters live that way for a reason. Also check out St. Clair Shores. Some real nice older subs there that are staying nice. |

Sucky thing about the way the housing market had gone for the last 5 or 6 years is, the mortgage companies opened the floodgates of cash to loan to very unsavory people who never would have been able to afford a house at all without the loosened restrictions (this has nothing to do with race BTW). I have personally seen it anywhere from the parts of Roseville we're discussing, to beautiful semi-pricey condos in Sterling Heights and Shelby Township. Anywhere you look there's the possibility you could be living next to trashy people, or a sex offender. That reminds me, SAC: Keep your eyes peeled for that kind of stuff. Junk all over the front yard and unrepaired, run-down homes are all indicators of a not-so-great neighborhood, but you need to also do your online research. Find out where the sex offenders are where you're looking. You might be shocked. |

One thing you need to consider up here is not just how it is now, but what the "migration pattern" has been.....people leaving the city are tending to move NW, but that is a generalization. |

Also how are the Ordinances in Eastpoint? Is there anything that would preclude me from maybe starting a small home based manufacturing FFL in the future? (I was toying with the idea of bending AK Flats, and maybe if I can figure it out AR Lowers, more as a hobby really )

10 mile in that area is the divider between Roseville and Eastpointe. It's hit-or-miss in that area. All brick ranches, some of them very nice. Many probably only on their second owners and you can tell from just looking at them who has pride of ownership and who is letting the houses go. I have not driven through there in a very long time ... I used to live (by point of reference) right across the street from Forest Park Elementary so that's right in the area you're talking about... Again, that is hit-or-miss now. Which hurts a little sentimentally because I grew up there. I think I've mentioned it a few times already, but drive through the areas you're thinking about at daytime and night time. Weekend and weekday if you have the time. See who's running around... Is it happy kids playing ball, or is it skittish looking teenagers who won't look you in the eye? Are there boarded up windows and long grass? (tough to tell now I know). I know that's not the end-all, be-all way to tell if you're in the right neighborhood but always get the vibe for a neighborhood first. What's the first thing that jumps out at you. Also test what you think would be your routes of ingress and egress to the area –– if you have to drive through hell to get to your house, bear that in mind... It will grate on you and you'll hate your house in no-time. |

on the whole is a very nice city, My wife and I moved here in 2000. I like the city and my neighbors. You might want to look in the area around St. Veronica's. From Virginia east to Beaconsfield. From Toepher to Eight mile road. Most of the homes were built in the 60's. You can find some nice homes in this area. Good luck in your search. We have not found any need for combat pay. |

Big +1 to this. I live in the N/E part of Eastpointe now and it's not a bad neighborhood at all. Rather quiet really. The same can't be said for a mile west or south. There are some nice brick ranches around here. If you want you can PM me the streets you're looking at and I can scope them out for you. |

I live in Harper Woods. There is a home next door to me where the family walked away and defaulted. This is fairly decent neighborhood and most of the homes are still in the 100,000+ range. We're also in the part of Harper Woods that is part of the Grosse Pointe School District. Since the home got abandoned, it became a HUD home. Probably needs a little work. But it's going for $24,000 right now. I'd rather see you get it than have a renter move in. Hit me up for more [email protected] |

If your buying from a bank. You better realize how much you will put ino the house. Repairs are costly. Any repairs the bank has done will need to be redone. The contractors don't seem to care about quality at all. My girl one that was gone pver by the contractors for the bank. I am still fixing water and electrical problems. Just be aware fo what your getting into.
For the moment. The market is way down. You can play around. Just realize someone could be dealing from the bottom of the deck. |
