| My career may soon change directions. It would mean relocating to NW Atlanta. I will be working off Paces Ferry, near 285. I will have a $150-200k budget for buying a house and would like to keep the commute to within as close to 30 minutes as possible. Any recommendations or places I need to stay away from? |
A commute of 30 minutes or less pretty much means being within 10-15 miles max, during rush "hour." That doesn't give you much area to choose from. If you could commute outside rush "hour" you'd have a bit more real estate to choose from, but even so, $150k-$200k is pretty limiting on the north side. You prolly need to either up the ante, or plan to spend more time in your vehicle, based on your chosen destination.....

See here is the problem with Zillow: found house in price range, looks OK online, if one buys it finds out one made a HUGE mistake. That section of Lower Roswell SUCKS big time. Notice that the house sold for $185K in 2006 right before the crash and is now reduced to you guessed it $185K nine years later and they made tons of improvements so they are trying to give it away to get out of it. Just 500 yards up the road are homes being used as commercial properties and the cancer is spreading that way plus tons of apartment complexes behind there on Powers Ferry Road. I used to live in Sentinel Lakes ($450K to $750K homes) which is about 3 miles from there and had to drive by there daily. One of my neighbors in SL who retired from commercial construction and bought 5 forecloses right behind that house but NOT on Lower Roswell Road (2 Freydale, 2 Terrydale, 1 Ithica) and it was hell turning them. I believe he just got sold the last one in October 2014. Yes these are mostly four sided brick homes but they were built in the late 50s early 60s IE old pipes old electric (one outlet per wall with multiple rooms on a single 15 amp breaker). He was able to sell the 4 with basements by adding an extra bedroom and bath in 2 to 3 years but the ranch took forever. Remember many of these homes in the late 50s were 3BR 1 to 1.5BA. 3/2s are mid 60s and 3/2.5s are hard to find in these 60s neighborhoods. I still don't like the area although a better deal but more money (back in the neighborhood off of Lower Roswell so no pawn shop or used car lot ending up next door, better kitchen layout, better appliances, plus two full baths) would be: http://www.zillow.com/homedetails/248-Terrydale-Dr-SE-Marietta-GA-30067/14282903_zpid/ or http://www.zillow.com/homedetails/207-Shawnee-Trl-SE-Marietta-GA-30067/14282907_zpid/ You could get more house for that much money farther out but then it is farther out (and probably not 4 sided brick). The big compromise is older all brick with a single outlet per wall with cable pulled up through the carpet where the TV goes versus more maintenance exterior building materials with an outlet every 4 feet and 3 cable outlets per room on newer homes farther out. Generally East Cobb is a good place to live. Good Schools, shopping, restaurants, fairly low crime, and close to I-285 and I-75. |

Hard to believe the guy on the corner with the boat, limo company, nice truck, etc is apparently about to have his house auctioned. Already suspected a foreclosure on the house at the corner of Autumn Ridge Parkway and Blackwell Rd, saw a dumpster there recently and some kind of notice tacked to the door. LOTS of foreclosures in the area, not seeing many listings that aren't foreclosures. |
