Well my wife and I are looking into moving to the Madison area( up to  30-40 min from the Capitol) this Fall. One thing that's hard for us is the cost of real-estate. From where we live now, most online websites rate the cost of living at 30% more and housing at 108% more expensive.... So it'd be asking a lot for me to give up our beautiful house with a 10 acre lot in the middle of no where, We're looked at homes and didn't find much to our liking. We'll have to downsize, get a nice down payment, finish paying of student loans and then get a real nice place. Like what we have here. So a few questions. My wife is looking SE in the Stoughton/Edgerton area, I'm more partial to being SW. One thing that drives us crazy though is that we had to go with a satellite ISP for high speed. My wife should be able to do more work from home but we'll need decent bandwidth 25mbs+ and no data cap. Their is virtually no information on ISP until you search each one for a specific address so any help there would be appreciated... It also appears that the Madison area is full of delusions of hope and change (Still?)

I was thinking about doing an FFL out of a Detached garage workshop, I was ready to apply for one here but I we may be moving and I don't want to go through the hassle twice. I'm an NRA cert, CRSO, Rifle, Shotgun and Pistol instructor as well, and work with the BSA primarily on that front.

basic rule of thumb: closer you get to Madison the more it's going to cost.

Edgerton will be a little cheaper than Stoughton especially if you look outside of Dane county in Rock or Jefferson counties.

We live eight miles from everywhere between FT. Atkinson, Milton, Edgerton, & Whitewater. when traffic is descent downtown Madison is a 45-50 min. trip.

Are you looking for rural or city property?

Internet basically sucks it the rural areas. Satellite service in reality is nowhere near what they claim for speeds.  Phone company has been promising DSL "soon" in my area for seven years but has never done it.

We have Exede, the speeds are fine when its working until you go over your data cap.

I'd like more rural, but I could do urban if I had a detached workshop, I'm toying with the idea of backyard bee keeping to keep me from going insane in town. It would be nice for my Wife and I to get a house and pay the mortgage off in 5+/- years. I'd love to have a few hundred acres of rolling hills w/ timber and native grass. My dream is to be able to sit on my porch and hear the Pheasants.

I'm in Stoughton, and I'll have to tell you, your "rolling timber" property requirements aren't going to be met down here unless you are very rich. 10 acres is going to be expensive too. It's not until you start heading far north will you find the big land tracts that don't cost you your soul.

While there is a lot of public land in the southern half of the state, it can be pure fuddsville on any opening day, especially deer season.

Where will you be moving from?

Internet: previous post pretty much nailed it. There are 2 cable companies, charter and TDS, that I know of in the general area. I have charter.

Here's a speedtest.net result I did just now. It may be the exception unless they did something recently, normally I get about 20-35mps.



There's a decent gun club here in Stoughton also. indoor/outdoor archery, indoor pistol, 25-50-100 outdoor range, trap and skeet fields. No rapid fire or holster work.

There are FFLs all over the place. Find one once you have moved. Fitchburg, Oregon x2, Cross Plains, Sun Prairie, etc. Those are just the ones I know about off the top of my head.




If you get out to Edgerton or Stoughton the priced do drop a bunch.




Where are you going to work?  That's the key for deciding where you want to go. Remember, Madison is smashed in between four lakes.  There is NO DIRECT way anywhere as a result.




20 - 50 acres is going to cost you a mega-shitload and a half.  If you really need a bunch of land, don't come here. Your neighbors are going to be a mixture of very well off liberals and family fragments of farm families. Closely inspect the sides and back and across the road if you get land and think you are going to shoot on it without having the neighbors harassing you.

Look at the Columbus, Beaver Dam area.  You may find things cheaper with some acreage.  THat will be North east.

My buddy lives in Edgerton he says the water bills are horrible . Beaver dam is nice it's only a 45min drive to Madison prolly 60 to the Capitol

look in the mt. horeb area
it's about 30 minutes or so from madison and housing prices are cheaper than in madison proper. but there's not much for trees. places out there, visibility is miles due to rolling hills and wide open prairies.

i'm in the sun prairie area (about 5 minutes from where they broke ground on the new cabelas), while we're in a nice area i wish we had more property, i miss having a shop...

In that case you might want to bring your own pheasants. Or re-consider moving to South Dakota instead of Wisconsin.
I have heard maybe three cackles in the past five years, and they were certainly pen-raised and released birds.
Sorry to disillusion you about the pheasant part of your dream, though.

When we were house hunting 8 years or so ago we found about the only properties you'd find are new homes...<5 years old or new spec houses.  We studied the market for a few years before we said "screw it" and ended up building a house in a cookie cutter subdivision.

Rarely ever did we see an older/affordable house ever go on the market.  Think they either stay in the family when gramma dies and/or realtors lick them up before they hit the market and flip them into rentals.  

Right now our subdivision is mostly woods and farm fields.  It's nice and peaceful, but the farmer/owner has been trying to sell those fields since we moved here.  Not sure he's budging on his $5million asking price. We have to be prepared that property could end up getting developed anytime.

Right now we're talking about buying a house worth about half of our current one, pay it off and any other loans in 5 years or less and then go for the dream acreage, who knows what the market will be doing at that time. Right now its a waiting game, then it will be down to negotiations. I think we'll be able to get there, I'd love to start farming too, so that may be another option that gets developed as well.

Not knowing where you want to work..................  I've lived in Evansville, Rock County (south) and am currently in the Deforest area, north.

Much more to chose from oop north.  Larger towns are on good roads.  Highway 14 (Stoughton/Evansville) and the Interstate (Janesville) are about it.

When I moved in 1999, highway 14 was two lanes till Oregon.  Two lanes to Janesville.  Future wife lived north of Madison.  Turns out, you can't get anywhere from there.  Heck, I think New Glarus  is limited to Highway 69.  

Deforest features highway 51 and the Interstate.  I understand the HWY to Sauk City is now four lanes, Beaver Dam is on HWY 151, also four lanes.

Personally I like the fox valley area, plenty of ranges nearby not to mention within an hours drive you can be in the middle of nowhere it appears. I know another member here and he has a few acres and shoots on his property too. he also has a few animals to keep him busy too.  And the best part is that we are not near all the libtards in Madison and far enough away from Milwaukee too. If you really want to get to Madison, Milwaukee or green bay it isn't hard at all.

Lake Mills is a pretty nice small town about 25-30 min from Madison, right along I-94.  It's a pretty conservative area between Madison and Milwaukee from my experience. Jefferson and Dodge counties are pretty reasonable for cost of living.

I work from home, I like to say I oppted for the early retirement option, I'm currently president of domestic operations aka Stay at home dad. I am also an NRA instructor and would get my FFL. I'd consider getting back into the work force, but I'd have to have an established relationship with a day care provider I could trust, being that I'm a trophy husband and would be bringing in the bank by the slice instead of the loaf.

I agree, here is a post that I made in another thread about a person moving to the Madison area.

I'll second Lodi. I have lived here for two years and it is a very nice community. Here is why:

4 miles from the interstate (90/94)
20 minutes to the east side of Madison and 30 minutes to the west side
Small grocery store in for when you don't want to go to Portage Wal-Mart or Madison stores
4 gas stations (Mobil, Kwik Trip, Marathon, and BP)
Top quality vet clinic (if you have animals)
Several segments of the Ice Age Trail run through Lodi
Lodi State marsh and wildlife area
Winnequah gun club, visit their website to see what they have (lots, including a 1200 yard range and a 50ft indoor range)
Only 5 miles to Lake Wisconsin and the WI river
6 miles to the only free car ferry in the state at Merrimac.
About 15 miles to Devils Lake State Park.
10 miles to Devils Head Ski resort and Cascade Mountain Ski area
5 miles to Gibralter Rock State Park (now connected to the Ice Age Trail)
Spring Creek runs right through the heart of town and is a world class trout stream
Lodi also hosts the only fair in the state with free admission. Includes rides, market, animals, and cookout
Farmer's markets every Friday in the summer
A brand new two million dollar public pool with free admission that is scheduled to open this June
Several parks within the city
The Lodi Community Recreation Center, with indoor pool, gym, classes, and other amenities
Crystal Lake Resort, and Smokey Hollow Campground
Medical clinic and pharmacy in town
A local curling club and hall

And I'm sure I missed some, but there is a lot to do and see in this area of the state. Not as beautiful as Colorado, but better that many other places.

And now for the cons:

Lots of local businesses are closing. We just lost: Weber's Bakery, The Pizza Pit, Willie's Bar and Grill, Roses On Main gift shop and others.
Property taxes just took a major jump due to a local school referendum. They will rise $250 this year, and an additional $50 the next two years on a $220,000 home.
With HWY 60 and HWY 113 intersecting at the heart of downtown, and only a 4-way stop, it can become very congested during the morning commute and rush hour.

Even though not in Dane County, the town itself seems pretty liberal. Also the Mayor, Paul Fisk, is a member if Bloomberg's "Mayors Against Illegal Guns".
The local police dept loves to fish. Every week in the paper there are tons of people pulled over for minor infractions.
Like in most of the state, heroin is a major problem. But the community is very proactive. We have LCAT (Lodi Community Action Team) that helps keep youths occupied.

In my opinion, the pros outweigh the cons. Although, I would love to live in Colorado, I am very happy in Lodi, and my family and I never run out of stuff to do.

ETA: Forgot to mention, for trash in the city you have to buy City of Lodi marked garbage bags. They cost $1.75 per bag, and they will not pick up any other bags.

I, too, am In Stoughton. I work in Madison, and kind of like that I never have to get on the 39/90 or the beltline during my commute. It's a pretty big plus. We just bought a house, and I can tell you that prices ARE NOT low in Stoughton. You don't really see too substantial of a drop till you get further south. Check out the Evansville area - same deal, straight up 14 and you're in Madison.

Does anyone live around Albany? There seem to be a few houses that look to fit us. I can't find much information about LiteWire internet as far as speeds but if there are no data caps it would be superior to satellite and open up some options for my wife working from home as needed.

Live just outside here now...property taxes will absolutely kill you in this town.  Might want to do what some other guys suggested and look into Beaver Dam area or even a little more northeast.

I think anything east of madison will be easier on the pocket than west of Madison. Just a quick question though, what area of town is your wife going to be working?
As for Beaver Dam being pricey for taxes, try Monona, I'm at about 10k/yr...

South is a straight shot into town, Albany is a bit of a drive but Brooklyn, Union, South of Oregon, Belleville are all nice areas, and decently priced too.

I live in Iowa County (Barneveld area). It is 25 minutes to the westside, about 40 minutes downtown (depending on traffic). I have 40 acres and my property taxes are about 3500 a year. I can shoot, hunt, do whatever I want and not worry about neighbors. Western WI is known as the "driftless" area because the glaciers never came through here - so it is all rolling hills, trout streams, trees - just beautiful.

Huh, I live 40 Miles Southwest of Libtard central and hear pheasants cackle almost daily and we recently have had bear scat in the lane. TDS dsl at about 5MB and I'm 3 miles out of town and have a mile long lane.

How long does it take to get to Libtard central? It seems that their are a few places where public land has pheasants but in my experience they're over hunted and the birds are generally smarter than my dog and I.

Daily commute to the North side is about 50 minutes on a good day. Right now in the construction mess it's closer to an hour. South side / verona is 1/2 an hour. I'm in NW green county

Cool. Yes PM anytime you need, I'd be happy to show you around the area. We're about 10 minutes west of Blue Mounds, I have friends who live in BM. I hunt pheasants up in Arena / Mazo now and then on public land and it's not bad for WI. I go to SD every October, so I usually only do some late season hunting around here. We moved out of Madison for the hunting, and so far have not been disappointed. There are some huge bucks in this part of the state too, some black bears pass through every now and then and some of the best trout streams in the country.
