Does anyone have experience obtaining an FFL? Is it easy? Do you need to be a business?

Yes...   You must intend to sell as a business.  You must have the appropriate license to operate as a business from your State, City, etc...  With a business location blessed by your city it is very easy to get one.
This location must be approved to operate as a business by your local zoning, etc...    Here is a real world example of how zoning can mess with you.  There is a local pawn shop which has been operating for months.  Their business license, etc was blessed by the city.  They applied for a FFL.  The ATF agent called the city to check on zoning, etc.  The city realized that due to a zoning code  change, the pawn shop did not have the necessary conditional use permit to operate in a light industrial zoned area.  Never mind that the strip mall has been there for years before this zoning code change and other businesses have been there for years.  The pawn shop has waited 3 months on the city to get their shit together so that it can be approved at a city council meeting.

Thanks for the info. I've been reading up on it, and I understand everything you posted, but what I don't get is how someone could get one for a home FFL.

You need to kiss the ass of your neighbors and local City Council, especially the zoning committee.  Around here if you are applying for a new one, you need to jump through all sorts of hoops.  Such a hoop may be to provide a seperate entrance to the "business" area in your residence.  Your neighbors will likely be given the opportunity to provide feedback  (bitch) about your proposal at a city council meeting.     In my city  you also have the City Attorneys' Office and Police Chief to deal with.  The City attorneys' office is rabidly anti gun and the police chief is not far behind.  He seems like a decent guy so far as respecting your rights with current law, but he supported the proposal to ban firearms from city parks and greenways and my perception is that he would like to see it be illegal to open carry.  He seems to be of the "guns are for hunting only" mindset.   I have heard second hand that he denied someone a license to operate a gunsmith business out of their home because it was "too close to a school"...

Country living FTW.

I thought about it, but it's too much hassle, and not worth it. C&R is fine for now.
