My wife and I have decided to sell our house and we are going to update a few things before it goes on the market. Can anyone give me a recommendation for a reputable business I can check out for a quote for windows in Olympia?

The house has 8 pretty standard windows and 2 skylights, the house was built in 1987 and I believe the windows are original (vinyl from what I can tell).

Any recommendations would be appreciated.

I doubt you will get the return on your investment when you sell the place

Check with a few good local RE agents and get their thoughts.

My hunch is you spend more for the window job than you get back.

I personally have never replaced windows in any home I have owned. But know others who have and $20K is a ballpark figure in an average house / avg windows. It is a very expensive undertaking

We ordered windows through Kel-Chuck glass and did the re-install ourselves.  Pretty easy job.

Not a real estate agent, but I'm kind of inclined to agree. As long as they don't look like they're falling apart no one is going to notice.

A fresh coat of paint would be more effective in selling your house.

We ended up talking to our agent and he said they were fine, we did get a quote from a local place and it was under $6,000 which is where I expected it to be. I appreciate all of the help though.

Having just sold a house, kitchens and baths are the best return on your money.  We put in granite counter tops, new stove and microwave and new carpet throughout.  Paint was already pretty fresh, so we just touched it up.  Spent about $12,000 on the updates, plus another $7,000 on a new heat pump back in April (installed before we decided to move, but AC sure was nice this past summer!), so round it up to $20,000 spent.  We got $30,000 more for the house because of it, so even with the "hit" of agent commission, excise tax, etc., we still got an extra $7,000 net in our pockets.  I'll take a 35% return any day.....

I'd spend your money there, not on the windows.....

Harley Exteriors in Bothell, they do Windows, the owner Christian is a stand up guy. Sales guys are sales guys, but they are good folks.
