Pretty much all waterfront property withing 2-300 ft of a body of water in LCR, (likely identical elsewhere) is blanketed by what FEMA calls "Zone A", which translates in to 'flood hazard zone'. (requireing flood insurance by financial institutions, etc.). There are maps that show Zone A readily available at the Building Dept., and my own first impressions are that FEMA knows something about 'CYA', (cover your ass). They didn't leave much room for liability on their part, but they did leave plenty on the taxpayers part.

One can obtain a L.O.M.A., (Letter of Map Amendment), from FEMA in any case where a property owner wishes to dispute the zoning. (kinda like guilty until proven innocent). Surveyors can provide an Elevation Certificate at the property owners expense, and then the legal mumbo jumbo and papercut hurdles..... wal-la..... 3-4 months later, you can get any buildings within parameters removed from Zone A. However, you will NEVER get the land removed from the zone...... they make the rules..... ya know?

The creek is the Chehalis River, (the one that dumps out in Aberdeen). This time of year would be fun to float it, but you'd freeze your willy off. Sometimes I have someone drop me off up river and float back down to the house..... lots of fun, but late Spring is the best time for that.

Next time I do, I'll be looking out for ol' Lootie!

I just left his place a while ago, and he isn't kidding.... it's definitely worse. Hopefully he'll take a pic tomorrow and you'll get his 'island' reference. A large portion of his yard is underwater, and he now is the prowd owner of a decent sized island.

Good shape. The river crests here much sooner than it does down river. Since I took the last pic, it never got any higher, and it's already much closer to the levels in the second pic now. The show is over.

Now, if we could get a real storm, things could get interesting.

Cool link! Handy. Looks like, according to the graph on this page, that I took the photo right at high water.

I've seen much worse out here, but not in a few years. Like 1GR said, when we get a big rain with warm weather right after a snow, then it gets interesting. Many large trees will go by, lots of whitecaps, and the water is damned near the color of a hershey bar. WoOt!

Damn Guys, all this talk makes me miss home even more

We had some rain here, not much but just enough,

standing water everwhere

every kind of mud you could imagine, bad enough tanks, bradleys, 5 ton, and M998s got stuck, so did I. All of our tents flooded, luckily we live in old Iraqi army biuldings which are bilt on a  concrete pad.

I like mud in WA, not in Iraq
