Math / Fact check for you guys who live in PA.

Based on the millage rates for Northampton County published here : www.northamptoncounty.org/northampton/lib/Northampton/depts/fiscalaffairs/millage_rates.pdf

Is my math correct if I calculate property tax on a $200,000.00 home in Bethlehem to be $10,234.00  (200000 * .05162) ? [Is county tax added to city tax also?]

Or am I way off?

Seems kinda high but I don't know nothing . I've been looking at homes in southern chester co , in the price range of 200K to 300K and taxes where low $3ks to a high 4ks . Check with a local realtor.

Yeah, seems high to me as well.  No oppurtunity to check locally until I fly out there to take a look around.

Is your $200,000 the fair market value or the Assessed Value?  I believe that in Northampton County, the assessed value is 50% of fair market value.  Therefore, the property in question may have an assessed value of $100K, and the combined property taxes would be half of the amount you came up with ($5,162).

You can go to the Northampton County assessor's website, drop in the property address and find out what the assessed value is.

There are 6 to 7 homes for sale in a sub-division called Bancroft Woods. I have heard that, "that is one of the hardest neighborhoods to get in to". The homes are well taken care of and they don't often go up for sale. That's the buzz around Kennett Square . It's off Bancroft Road & Baltimore Pike. Taxes are average 3500-4500. Includes school, county, and local. 20mins to Wilmington. 45mins to Philly. 60 mins to Baltimore. Let me know  if you settle there. We may end up neighbors.

Thanks, your information led me to www.northamptoncounty.org/northampton/lib/northampton/depts/fiscalaffairs/2005_GPFS.pdf (page 43).  Its end of year 2005 data (most recent available) and Northampton County assessment is 50% of calculated market value.

That sounds closer to the figure of what they should be.
