Will my local ATF office be able to answer any and all questions I have in regards to the process of getting my FFL in NY?

How big of an area is everyone here using for their shop/store?

I am using a 30x28 finished out building on my property.  I dealt with two ladies from the BATF and one was very new and learning, the other was very nice and helpful at the interview.  The paper work I just filled it out and mailed it in and WAITED.  Got to get zoned and have it (in writing) before they will even come out for interview thy told me this over the phone. Took two months for me to get zoned. I got interviewed early Nov and still nothing in the mail as of yet.

Was there any costs involved with having the property zoned? I have a similar sized outbuilding I am planning on using for my setup also.

Yes we had to send registered letters with delivery confirmation @ $6 each to anyone whose property was with in 200 feet or yards (I don't remember) of our property, which was 6 people because we live in the sticks.  Had to pay a $1 to county for copy of property deed or something like that.  Had to get a paper notarized @ $3 saying I mailed out the letters.  I think it was a fee of $50 to get rezoned.  They ran the newspaper ads for us stating what we were doing, which was just shy of a $100.  So it was under $200 to get zoned but that is a one time thing.  If we had a ton of neighbors @ $6 each it could have gotten pricey.  Some guys have like 40-60 some letters to send out.   We had to appear in two different once a month meetings.  Had one neighbor show up and voice his concern but they zoned us anyway.  NY maybe way different though.

Did you have to tell them you were doing it for a FFL or just that you wanted it zoned commercial?

We told them that I did jeweling on gun parts and knives for years and would like to receive complete firearms to do also, plus sell some too.  Told them I didn't want any signs out front or a lot of foot traffic.  So four out of the five on the board were cool with it.  BATF want to make sure you plan to sell guns, the more the better.  They don't want you dealing just to yourself and friends.

BATF had to have a letter from zoning board saying it was ok to "deal firearms" So you got to tell them the truth.  The zoning board was worried about kids getting hurt, I told them the average adult couldn't get into my safe and the guns had to be locked up per BATF, then all but one guy was cool with it.

So is just your outbuilding zoned for commercial or do they zone your entire property for it?

We actually applied for a variance, so we are still zoned agricultural with a variance to sell guns and gunsmith. So are whole property is "zoned"for the gunshop. However we told the atf that we would be doing business out of the building so they would hopefully stay out of the house.

That's what I figured. The house I'm buying only has 2-4 neighbors within 200 yards. I'm just wondering if the zoning board is going to make me jump through a bunch of hoops to run the shop out of the outbuilding behind the house I'm buying.

Either way it will be nice to get out of the suburbs and finally have a decent size area for gun stuff.

that's what I have is 3 neighbors, I had to send a letter to the farmer 20 miles away because the farm land across the street was owned by him.  It was really stupid. I had the one neighbor show up and complain that he didn't want a FFL near his house, then after the meeting he asked if I could do transfers for him off GunBroker.....I was like "sure".
