My tenants are late with the rent. They have been in my house since January 1st this year, and this is the first time that they have been late. I called them on Saturday, and they said that they sent in the check but I have not received it yet. I told them at that time that I would give it until Wednesday but that if the check didn't arrive then I would have to ask them to send another check. Well, I haven't checked the mail yet today, but I have a feeling that I will be disappointed once again. How do I handle this? |
| If you really think they won't pay, give them a written notice that you are going to file eviction. By now, rent's two weeks late; I wouldn't accept a check. You can file for eviction for under $70.00 if they don't respond to the notice. If they do eventually pay, since rent is about to be due for next month I'd ask for next month's rent before accepting payment. You can cancel the eviction process before it's served if they do pay. Also, if you do plan on filing for eviction don't accept a partial payment! |

Well, I guess it's on the way. When I called on Saturday I talked to the husband and he told me that his wife sent the rent out. In the past the wife has always been the one to send the rent. So I called today and talked to the wife. She told me that she had forgotten to send the check, that she sent it yesterday and that she included the late fee. I guess I can wait a few more days to get the rent, since evicting them would put me in the position of having to pick the utilities and the mortgage back up on my own. If this gets to be a habit then I'll have to do something. |
