I just had judgement called in my favor against a former landlord for malicious prosecution $10K for damages, $25K for punitive. This bitch was EVIL. Problem is in collecting. Since she owns several properties my lawyer will probably get a lien put on one of them. If anyone has had to go this route, how long did it take and how did it go? Seems like alot of time and red tape. My lawyer is going to do the collection and is new to this lien collection thing so he can't give me much to go on. I'm thinking he should have given it to a collection attorney. So more time to spend biting my frigging nails. Thanks.

The judge should have held her 'til she was done writing checks, IMHO.

A lien only gives you leverage if she tries to borrow money against the property or sell.   Check into placing a lien against every property she owns, divide the total value of the settlement across everything.

Start writing letters every week asking when the settlement will be paid - a copy to her, her attorney, and a copy to the Court Clerk.  This will establish a paper record; whether it will do any good, I will leave to the attorneys, but I would take this step anyway.
