Im not terribly familiar with residential work so bear with me. I was doing sheathing and siding on my house and about 15' of it seemed to have pretty bad water damage/old termite damage to the bottom 6 inches of studs and bottom plate (not sure of the term). Basically the area from the subfloor to the foundation.

Where the bottom plate meets the foundation, the concrete of the foundation is a bit crumbly in spots. Lets say the outer 1 to 2 inches. Its solid past that though. Lets say 25 percent of the spots over that 15' length were crumbly, there is only one spot where it is deep, all the way through.

The hole that goes all of the way through is the size of a hammer handle.

Every else is really solid. You can hear the tone when you hit it with a hammer that its good and dense.

Im going to have a new sidewalk poured here in the spring so we can do some repair then. I found this damage after i tore the old one out. It wasnt visble from the inside to me with the interior stud bays open or the inspector that looked last year.

No major settling on the inside during the last 10 years.

For now, i went ahead and sistered to the solid part of the 2x4 down to the bottom plate so atleast there is some strength there.

How bad of a fix is that going to be for the foundation?

Am i worrying about nothing?

How old is the house?

Can you post pictures of the problem area?

1928 build date, dry area so I think it was mostly termites. Imagine the bottom 6" of stud being 80% gone, and the the outer corner of the foundation being gone, like a 6 inch spot from every 2' of it.

The thing I worry about, is with part of the plate being that eaten, and the stud that connects to it, I'm not sure house the house hasn't had major settling issues or that corner of the house starting to slowly move/collapse.

I already covered it up with dirt because rain was coming so I can't get pictures.

It sounds like that will need to be repaired quickly before the stress causes more damage.  I wouldn't be comfortable with that level of deterioration.
