Suspended garage, where that area under the garage is part of the basement on a new build.  Any comments or problems?

Homebuilder here;  I did this on my personal home.  No real problems.  Just make sure it's waterproofed correctly.

Brother in-law has a garage with a basement in their new house.  It allows him to have their under-house basement as a completely open floor plan rec room and they have all the floor space in the garage basement for storage.  The only high-cost part of the design might be the steel beams supporting the garage floor.

But I'm very, very jelly of his garage basement anyway.

Buddy at old office had it. No known issues.  It serves as his theatre room since it's so dark.
