It's now a filthy suburb of NYC and metro NJ with all the crime as a little bonus thrown in. Those people destroyed what we had there. Sure it has lots of trees and some pretty hills, but it's all traffic jams and trash along side the roads. Seriously. |

We're surrounded by state game lands, Bethlehem Water Auth. land , Pocono Lake Preserve land and people with money making it the last nice area. It makes a nice little bubble and there are two communities there that are ranked in the top 99 in the US. The rest is pure shit. The resorts, the ones that somehow are still open are all run down. My whole family carries 100% of the time. That is the rule, no exceptions. |

I'm just curious, as my wife and I have been looking at the possibility of buying an investment property to rent out/vacation in/possibly retire in around the White Haven area. I've visited up there a couple times and love the area, but missed a lot of the negative aspects you're referring to. I'm not saying you're wrong as you obviously know better, but I'm curious about the details. |

The Omni Homestead is in Hot Springs VA WV has some state run resorts that are fair to good, then there is the Greebrier in White Sulphur if you want to go old time refinement. |

What exactly is so bad? I'm just curious, as my wife and I have been looking at the possibility of buying an investment property to rent out/vacation in/possibly retire in around the White Haven area. I've visited up there a couple times and love the area, but missed a lot of the negative aspects you're referring to. I'm not saying you're wrong as you obviously know better, but I'm curious about the details. White haven is just outside the major Pocono area really, if you stay west of there, you are generally good yet. But....The shit is creeping into Luzerne County and points west of Blakeslee. Once again, there's a big barrier in Jack Frost Mountain and Blue Ridge's land which I used to run for them. The gorge and Hickory Run is nice until you get back east by Towamensing Trails which has been inhabited by the criminals and trash from NY/NJ. Seriously, I would write off anything east of Williamsport. It's too far for them to travel. Never...ever buy anything in a reasonable driving distance from metro NY/NJ. That's where the state gets nice again. I am friends with many judges, police and good ol local folks who keep me up to date. I travel back there often, but the reasons I have listed are the reasons why I got out. It used to be awesome. All one has to do is check out census and the crime stats for Monroe County if you don't believe me. Look at what came in and what they are doing. It started going downhill in 1986. The last good year. |

Jim Thorpe is nice. We rented one of the old town houses on Race Street. It wasn't the best choice for having a toddler. There wasn't a yard and the house had a lot of very steep stairs. My wife was paranoid to the point of distraction because she was afraid Der Poopenfuhrer was going to go into the street or fall down the stairs.
We hiked Glen Onoko, rode the Lehigh Gorge trail, fished and hiked in Hickory Run, swam at Mauch Chunk Lake, fished and hiked at Beltzville, toured the mansion, rode the train, ate at the restaurants. It was a pretty good time. |

It was a pretty good time. That area is far enough outside the "mountain easy accesibility off of Rt 80 areas of Mt. Pocono/Pocono Summit/Stroudsburg/Tannersville" to still be nice. I know many who have moved to the Poconos 20 years ago and have never been to Jim Thorpe, Glen Onoko and especially Mauch Chunk lake. Beltsville is starting to get trashed though. Jim Thorpe is a great little town. great hiking, awesome fishing and excellent bike riding. The rule of thumb for the Poconos is this.... It's all about logistics and a direct route from the plague that is NY/NJ. If it can be reached by getting off and exit ramp off of 80 or 380, it's not remotely worth going to. This also explains why some of the outlying areas are still somewhat nice. For example, Jim Thorpe. It is spared for now, but at the top of the hill is Towamensing trails and that is horrible. Ask the people in Jim Thorpe what they think of their new inhabitants at the northern part of the school district. |

Split Rock is pretty cool, except for the timesharing that Kalins decided to do. It used to be owned by Lehigh Coal and Navigation Co. as a resort for their execs and cabins (behind the original lodge are roads that take you back into a small development. Some of the original cabinsa re still there and in use as cute little homes, check it out). It's a neat little history which is now Blue Ridge who I worked for. It sits in the middle of the areas of Big Boulder and Jack Frost which Blue Ridge owns. Blue ridge up until the late 90's owned the 35,000 acres around it which kept it somewhat nice. They have sold off a lot since, but Split Rock is generally good to go. As long as you stay around SR (between the gates) and Jack Frost, you could have a good time. Do not venture east of Blakeslee or outside of Hickory Run by Big Boulder. |

The Poconos has the Crossings (shopping), Camelback (skiing / waterpark), Great Wolf (waterpark), Mt Airy (gambling), Pocono Raceway, The Chateau, Skytop. There's a decent amount to do in Tannersville.... Stroudsburg, Tobyhanna, and East Stroudsburg are kind of lame. |
| i have a house in the arrowhead lake community in pocono lake and we have no problems at all in our community. i have also been in the split rock community and have never had any problems. i would just look for a rental house in one of those communities if you are interested in the poconos. jim thorpe and lehighton are about a half hour away. jack frost and big boulder are 10 minutes away. |

Basically if you're too close to I-80 as it comes across the Delaware River, you get the riff-raff and Stroudsburg being the first few exits gets a lot of the trash. Mt Pocono is at the top of the climb up from the river to the Pocono Plateau and being the first exit there gets it a big delivery of trash. Big Boulder and Jack Frost are also over in the area of Pocono Raceway, which puts them way from the douchery as well. |

Haven't stayed there, but the wife's bank does a lot of business with them. The wife and I did a weekend at Skytop Lodge a few years ago. Nice old-style place (wear a jacket for dinner) with its own golf course and other activities. |
