Hey GD,
My fiancée is about to put a bid in for a foreclosure. What have you all learned before you bought a foreclosure or what to look for? This will be both of our first homes so we are still new at this.

Get it inspected by your own inspector so you don't end up buying a pile of shit like I did.

My realtors inspector just pencil whipped it.

I forget what it's called but get the home warranty.  Negotiate this into the deal.  Our heat pump and furnace took a dump the first winter and they replaced everything for free.  

IMO, When dealing with a bank instead of a homeowner, they want to get rid of the house just as much if not more so then you want to buy it.  Make an offer accordingly.
