The door lock actuators have been acting up on the drivers side front door and hatch door.  With the key fob, the drivers door will not always unlock, but will always lock.  Same with the rear hatch.  While sitting in the vehicle if I hit the unlock button on the armrest, the lock switch will not open all the way back but it will lock all the way.  Either the actuator is not strong enough to turn it entirely or there is too much resistance i.e. dirt and dried grease.  The car battery is new, key fob battery is new.  All other door locks work normal.  I have gotten to and greased the rear lock mechanism but it still sometimes fails to unlock.

Just wondering if my first course of action is to lube the door lock parts or to just order new lock actuators.  They are about $90.00 a pop so I want to make sure before I start throwing parts at it.

Since it it behaves the same with the armrest switch as it does with the key fob, you can pretty much rule out the key fob as being the culprit.

Since the actuators for all the other doors work OK, you can pretty much rule out low battery voltage.

Typically, the driver's door and rear hatch get a lot more use than the others - so they would be the ones that wear out first.

If it was me, I'd probably swap the actuator on the driver's door with one on the rear doors. If the problem then moves to that rear door, you've found your problem.

Sounds like I will try that.  Thanks
