The absolute best substitute for pull-ups is rope climbing.

Don't have a rope?  

Wanna buy one?

I have a 22 ft. piece I would love to get rid of.

I have found that dips are a great substitute as far as the lats are concerned.  The issue becomes doing 5 different exercises to completely substitute the overhand pullup.  As far as the pullup bar goes, I just hung a piece of pipe from the ceiling in my basement with some 550 cord.  Is something like this really not an option?

You can buy a Pullup bar at WalMart for about $12 that you can put in a doorway.

Most of those either fall down, mar your door frame, or both.  I like this one:

Plus parallel bars for dips, etc.  I always look for these when I travel.  Some of the old school ones still have monkey bars, rings, etc.  Those are an excellent workout.

Not at all.  We had one at my parents' house for years, I used it constantly (and I weighed around 180lbs at the time) and it never fell down or marred the door frame.  We have one for my son now and it works fine.
