Anyone own one? Looking for information as I am thinking of starting one up for extra income.

I'd like to.  My family has been trying to find a reasonably priced one for sale for years - either they are too expensive (the good ones) or in pretty bad shape (the cheap ones).

Find a good spot, easily visible from a main road, highway or heavily trafficked area.  Offer the usual "sign up now get a month free" offer, and get as many people on auto-pay as possible (you charge their credit card monthly without intervention from them).

Have decent security and keep the place clean.  Unless there is a lot of competition, the place will be full and profitable.  Vary the sizes available, and have open storage for RVs, boats, campers, etc, if you can get enough room.

Start smaller than you want to end up being.  You can always add another 100 units down the road when the first 100 are full.  Get more land than you currently need if possible and cheap enough.

If you're not in an out-of-the-way spot, consider having a drop-mail box service, shipping packages, selling packing/moving supplies.  Get signed up as a U-Haul or other rental truck company.  They provide the equipment and you make a cut on each deal.

Don't provide power to the storage units - use skylights and hard wired security lights.  If you have an outlet anywhere accessible, people will latch onto it and leech your electricity to run a side business.
