Tomorrow night I am going to my first HOA meeting Been the neighborhood for 2 years and this will be there first meeting since Ihave ben here. I have not had any dealings or meet any of these people. What do I need to know? What do I need to ask? How do I handle these people? Do I need to peeing on them to establish domaince? Plan on blading at 45? |

| Usually people want to keep the status quo so fees don't go up. Keep an eye on community maintenance expenses - who gets the contracts for things like common area maintance. If your community has retention ponds, those are priority #1 in having money saved up. |

1: Concealed means concealed. You never know when someone has just had enough and snaps. 2: Don't just be "in" an HOA. Be "ON" the Board. 3: Don't just be on the board. Be The President. It works if you work it. 4: Parking, Parking, Parking. 5: Whenever possible, roll video. Otherwise, it's their word against yours. |

| I understand the hate for HOA's but that is probably because some haven't been in a good one. As soon as I drive out of my neighborhood it is very obvious where the HOA ends and where the property values go down. To paint with a broad brush for those who really don't understand, it's like going from Brentwood to Watts. |

That should work, assuming that (a) you have her proxy in writing to present at the meeting, and (b) the bylaws or other governing documents don't prohibit proxies. I'm on the board of my HOA, specifically to prevent it from veering off the tracks and turning into a tyranny of the few and self-important. My standard vote is "no". So far, it's been working. |

Also you receive the rules and regulations before you buy so if you really wanted to put the bass mailbox up you have the opportunity to not buy. I grew up in the neighborhood I bought in. It's a strict HOA. and I love it. My property value is about 30 to 50 grand higher for the same house in boardering zip codes. |
