OK Builders, Knowledgeable People, I live in NJ, please no NJ jokes, I am in South Jersey, we are held at gunpoint. I am finishing my house, a modular, I getmy Final INspection and have 5 things to fix. I do them and get reinspected. I had heard this inspector was a *&(%($! He gives me 9 things that he fails, none of them from the first inspection and that all passes. Are these necessary for a Temporary CO? 1-Painted or sealed outside handrails? 2-R19 insulation in the basement Band Board. 3-Check valves in the washer lines, in the basement. 4-is the headroom for a stair measured from the nose of the stair above it or to the middle of the stair below it? 5-Is there a time limit to reinspect? 6-WHatis the height of handrails and where is that measured from. 7-Can they inspect a modular home that was factory inspected and they signed off on the plans? Request another inspector,this guy sounds like a real ass.How does the local govt. feel about modulars? He may be towing a political line.I know here in PHX. they're trying to get rid of modulars all together.Anything you didn't modify should have been inspected and signed off on before it left the factory. |

Headroom- The vertical distance from the lowest point of the ceiling or soffit directly above the stair to the nose of the stair Most code require 6' -8", (80 in), (2.03 m), (203 cm) add: Rail: 34" to 38". That is measured from the nose of the tread. And it has to be uniform. If you use 34" at the top, you have to use it at the bottom too. The railing has to be parallel with the stairs. Ask him what he wants to see. If he makes a smart comment, call his boss. |

I went to my duly elected representitive, and I was treated worse by the administrator...but he seems to forget his boss answers to the voters. I was just taling to my neighbor who is a contracter. He said you can't reinspect, you can't inspect pre inspected modulars, as mine is. Also he said the state is coming down on Inspecters due to all the problems they have with them. He is the only one in the the department that was like that. I had another inspecter measure the stairs and it just made it. It is moot as I did the stairs so he will have to pass them. It will all be to his liking, but then I am still filing a complaint withthe state. And my lawyer is looking into a lawsuit if necessary. They were making a comprimise, I would have to physically barricade my 2nd floor. I have some affidavits coming, he has told others to do something, then made them rip it out, he has threatened to reinspect and fail things already passed. His paperwork is in violation of the state requirements. Oh and was politically involved 25 years ago..my credintials read like a whos who, the best in the area taught me, elections here are often decided by a few hundred votes. As for my modular, there are pics in the Survival forum, it is better built and designed than the stickbuilts around me. Thanks,
