Work is relocating me. Tell me what I need to know (please and thanks).
I have a couple SBR guns. Two silencers and some glocks. CCW from FL and NV. I like to go offroading in a side by side (72 inch wide Canam x3 Max 4 seater). Was looking at Wolf Ranch area. |

North side of town on the east side of 25 is nice, but also where all the growth is happening, so if you see an empty field don't expect it to stay that way for long. Lots of multi family housing developments going up in that area too. CCW transfer to CO (El Paso county) will be a non-issue, sheriff's department is pro gun, many stores have standard capacity mags for sale. Lots of off-roading available up 24 towards Woodland Park on into the mountains/Pike NF. If NV in your post = Night Vision, check out threads related to APC that come up in the Hometown thread. We'll do night hikes and shoots around the area and always happy to have new folks join. |

Good info, thanks. NV was Nevada. Moved from Florida to there, and will be coming to Colorado from Nevada.
Would love to get in on the APC stuff. Former 11B that misses the fun stuff. |

Traffic, lotsa traffic. Two Costcos to choose from with one off of Nevada Street (I-25 exit 148 or 146) or off of Barnes. If you're into black powder, the Mtn Man Shop is in nearby Manitou Springs. Bakery Outlet is off of Chilton (near Platte). Two loaves for $4. Makes bread affordable again.

Cost of living is very high. We've become California East. |

Thanks for spill'n correction. I generally buy bread, muffins and bagels from them. They had soup stock at a good price once. I regret that their sister store in Pueblo closed (closer to me) and I remember I once bought four bags of muffins for twenty-five cents each. Took two bags to my classmates and just gave it to them. They used to have a card that they stamped when you bought things and when it was filled, you got freebies. I used it to get a box of those buboli pizzas and served them at church (everybody got an individual pizza). Good times.
If you want to ride the famous Cog RR, you have to buy in advance so do it a couple of months to get a seat at the very front or very back of the car. In the front you see things as it ascends. From the back yo see things as it returns. Pay for the parking so you don't have to look for one. That's a PITA as Manitou Springs is kinda a tourist area. Been told the Air Force Academy Museum is good, but in the twelve years I've been here I've never visited it. I generally only shop for food in Springs and go home afterward. Traffic is a bear after 3 pm (and Denver is worse). If OP wants ingredients to Asian food, Asian Pacific up on Platte is the best place in town. I bought 10 lbs of noodles (two five pound boxes) from them to make chow mein. |

I've lived in Colorado Springs for 14 years. 1) There are places to shoot but all the public outdoor places either cost money or are at least 1 hour away 2) There are places to use the side-by-side in Pike National Forest but I don't know a ton about that 3) If you are considering WR, also look at Cordera. Very similar location, lower property taxes (but higher HOA fees) 4) Almost all the nice/newer areas IN TOWN will have some sort of HOA 5) Colorado Springs is a great town but like many places we face many challenges moving forward 6) Our little airport is a gem 7) Do you like honey wine? Feel free to PM me if you'd like |

Seems like every passing day we have more confirmation that it's time to GTFO and current plan is make that happen spring of next year. |

It used to be a neat, clean and (mostly) conservative town, but that’s changing. Still has better access to the outdoors/mountains than Denver. There’s lots of national forest to ride SxS’s on maybe 45 mins to an hour away, It used to be that the homeless/druggies were mostly around downtown and Fountain Creek but they’re all over town now, like most places I suppose. The north side seems a little better than the central/south part. But as said above, the airport is great.

East of powers, north of N Carefree - decent middle-class neighborhoods. Some pockets of higher-end homes
East of Peters, N of Stetson hills: I really like this area, nice newer homes, low-ish taxes Banning Lewis Ranch: Nice, but hit with the double-whammy of high property taxes and high HOA fees Cordera: Very nice. Low property taxes, high HOA (like $100-120 / month) Wolf Ranch: High property taxes, moderate HOA. "Master planned" community that is still growing The Farm: High-end, new neighborhood N of Briargate, West of powers: Very nice, older neighborhood, quiet, where semi-wealthy retirees live mostly. Flying Horse: Upper-Middle-Class neighborhood that includes some multi-million dollar homes. Central / South areas are known for more crime. |
