Yeah prices are shooting up here quite a bit.

We just built a house, closed on it 4 months ago.  The house we built, was $100k cheaper 4 years before we built, and now it's $30k more than we paid, just four months later.

I imagine some of it is top line growth/bottom line profit for the company, but some of it surely went to offset higher commodity pricing.

outrageous. I priced a project I started in march/april.
By the time I got to the part I needed lumber in August, the price on AC2 treated lumber had more than doubled.

yes it is amazing to me how much wood and siding has gone up! I guess they are including a COVID tax???

Yes, it definitely has in my area too. I was going to build some raised garden beds starting around the 1st. I spoke with a local TH Rogers and Lowe's about treated lumber prices me and both had told me that treated lumber prices had just come back down to only double what they were three months ago.

Yeah not sure we could sell it right now unless someone wanted a "move in ready" house, but yes, theoretically equity was built quick as you cannot build my house for what I paid for it anymore.  We locked on price/features on 9/30, closed 4/15 (when prices were already rising) and they are still climbing even now.  They keep raising the price on the advertisement/sign at the front of the subdivision: "Starting at the Low 200s!" then 220s, now it says 240s.  Our house is in a nicer branch off of the main subdivision and their costs are jumping even more.

Crazy times. I remember working at Home Depot in high school when 3/4 OSB was 7.XX. It wasn't even that long ago.

Builders here have seen the cost of materials for the average home increase by about $15K during the lockdown.  It's a real gut punch and is just pushing the prices for existing homes even higher.

Thanks to COVID, supplies of building materials are low.

Thanks to President Trump and his economic policies, demand is high due to all the new construction.

Low supply coupled with high demand means prices rise.

Major shutdowns caused the shortages. Happens whenever there's a major storm also. In July of 2005 I was putting up an addition on our house,and bought my OSB boards for something like $4.99/ sheet. Katrina hit and next time I went to HD to get insulation I saw the OSB was now $23/ sheet. Man I felt lucky as hell to beat the price increase!

Lower supply due to covid shut downs. Higher demand due to covid stay at home orders, people staying at home still want to get something done. Higher demand due to low mortgage rates.

Lumber prices are high here in South Carolina and we have plenty of timber forests.

Last year we were paying +- $7 for a 4x4x8 pressure treated pine post. Last month they were $19 at the big boxes and $23 at the local lumberyard. For a while many places were sold out!

2x4x8 were $8.50 at the highest a few weeks ago

They are "down" to ~$6.25 now but that is still stupid expensive for a 2x4

If this is the new normal I am going to learn welding instead of woodworking

I’m a builder in central va .  Our price on 1/2 OSB was $7.00 beginning of the year. Right now we’re paying -/+ $23.00 a sheet.  HVAC guy is telling us he can’t promise components will be available in time for closing now.
