Sunday morning while preparing to cut the lawn on one of my vacant lots, a realtor pulled up in her SUV and proceeded to place 21 open house signs on my property without my permission. She acted like it was her property. She did not place it on an government easement or of public property, but rather right on my property. When she left, I took all of her signs 19 generic open house signs and 3 company signs with her picture on it (looks expensive) and dumped them in my dumpster.
Fast forward this evening, I received 10 calls at my company phone demanding that I return her signs or she will file theft with HPD. To me she abandoned the signs and I trashed them in my dumpster. I did not answer the phone since it was after hours. Surprised that she found the correct contact number since the land is under a LLC and the registered agent is a third party. Ten calls in one day seems excessive. INAL, but I can't see where you are under any obligation to return calls from someone that has been littering on your property. PD probably isn't going to do anything to a real estate broker either, so I don't see why you would do anything but remain silent, and change sandals/socks.
ETA: If she could find your number after the fact, she could have found your number before she trashed your property. |

No harm & no foul on you for removing unwanted & unauthorized trash off your lot. If she wants them back, let her dumpster dive for them. Tell her to feel free to call HPD, but they have more important things to do than waste time on a bogus call (she was tresspassing on your property and posted signs without your permission) If she wants to RENT space for her signs from you, then get some!!! |
| Is it worth the fight and headache? Just dump them on the corner and tell her to pick them up and not leave them again or they won't be returned again. I'd also let her know that a person can leave feedback on yelp, so you'd suggest that she conduct herself a bit more professionally. |

Most, if not all states allow you to remove these signs without asking owner and with zero penalty. A Mattress Warehouse store moved in close to our home and they put up about three dozen signs over one of the big holidays. The signs were on County sidewalks. I called the county and they said anyone can remove any sign off public lawns; UNLESS they are political signs (aka election signs), those are protected. I'm sure that right extends even more on your own property. Mattress Warehouse did it again over the 4th of July weekend; we pulled about 32 signs off the lawns. They never did it again. This was 4 years ago. |

Op, now you know that you could’ve posted the coolest thing in the world and the GD fashion police would’ve still focused on your flip flops and socks. Oh and hold the signs ransom. She may provide “services” if you know what I mean. And post pics of you and her while wearing the flip flops and socks. The fashion police won’t care what she looks like. |

My neighbor would come out shooting with these sign stands that he got somewhere. They had targets on them already and I never really thought about where they came from.
Turns out this was the same kind of real estate BS, and after they were basically destroyed, he would take the targets off and put them back
