Well I almost made it with out any problems. Then my roof which was suppose to be ok had a slight leak became a major problem. My bedroom which is on the 3rd floor had the ceiling get water logged. Niagara Falls through my ceiling fan.

Started running down the wall into the kitchen and dinning room. I had some problem last winter due to ice. The insurance people said the roof was ok. That it was ice damming and the part that holds the gutter in place pulled away.
So I got up there and found a hole..Bitched to them and had it plugged. They refused to say there is roof damage. I told them to come back and check it out, but they refused to send someone. Took pictures before fixing it but I know there was more problems.

I made it through 6 days and then Friday 1AM it started while I was sleeping.

Now I have a roofer tomorrow going to cost me $1200.00 for a rubber roof on the flat part. The rest of it is OK. Now what do I do with my insurance Co about it being old damage in the kitchen, but new damage in the bedroom and dinning room.

I am sure they are going to deny paying for the roof. I am sure they needed to see it first but there was no way I was waiting another 2 weeks before they sent someone. Am I able to sue them if they do not pay for it? I also have over $10,000 worth of damage in the rooms, which they had better pay for. The smell is disgusting upstairs and I am really pissed at these A-holes.

Well I would start with the agent/agency that wrote the policy, and if they were less than helpful, then start looking for an Attorney.  What is the name of the insurance company?

Hope things went well w/your insurance Marc.
B/C I found out from my insurance that...a my flood insurance does not cover content... it only covers physical structure.
b.  that my home owners doesn't cover the fact that water came in the sewer lines... b/c that was caused by high waters from the flood hterefore the flood insurance covers it.
so i'm screwed.
I gotta rip out all the carpet and tear down the walls b/c i'm afraid of the water damage.
argh.

1) I'd call my agent and make them earn their commission.
Then--Takes lots of pics of the roof and interior damage for you records.  Get itemized estimates from reputable contactors with a good description of the problem and cause.

They just came finally to look at the damage.

The guy says is there access to the roof. I said I have a ladder, but I had the roof repaire Sunday.

He gives me a funny look, says why you do that now I might not be able to get money for it.

I say look at my kitchen...thats from this winter. Someone was suppose to come back and look at my roof. I kept calling and no one shows. So we have 8 days of rain and I have more damage. You expect me to wait for you to come after waiting almost 6 monts. What would happen if it rained again say Monday, tues or Wed.
I would have had more damage and cost the insurance Co more money...

Anyway he looks at the house and says he will put the claim in for the bedroom and dinning room. What a mess this is going to be and the smell is disgusting if I keep the windows closed.

I can't imagine what those people in NOLA are going to go through if they didn't lose their whole house.
