On my way out the door today I walk by the hot water heater closed and hear what I thought was the gas running to heat it back up.  I soon realize that my socks are wet.  The panic sets in.  I open the closet and sure enough the 4" nipple is leaking.  No problem.  I find the valve on the supply line turn it off and nothing happens...  I am already on the phone to the rental company and the first time they send me to a machine after asking for the person in charge of Emergency repairs.  So I leave my message. Start grabbing towels to contain the water that is soaking into my carpet.  I call the rental agency again and this time I talk slowly.  My name is MAHA I live in one of your appartments and my hot water heater is leaking.  It is currently flooding the apppartment.  I get put on hold for a little while.  I let a somewhat rude lady know what is going on and her responce... "We will see what we can do."  

Thankfully the caretaker is by my place in 30min and has to shut the water off to the whole apt to get the leak to stop.  He takes a half ass measurment of the broken part and says I will be back sometime today...  I tell him I am already missing work to get this fixed. Asking when he will be back.  He looks at me and says sometime today.  

The only thing that saved my appartment is the pile of dirty clothes that was sitting infront of the closet overnight, because they changed the lock on the laundry room last week and didn't give out the new keys.  I have no clue when the leak started but now I have some really wet clothes to wash.  

So here I sit on my couch waiting for him to come back sometime today.

this sounds suspiciously like my experience when waiting for the cable guy..... I would try knocking the amount you would've earned today off next months rent and see how they take it....

Sounds like a top notch landlord you have.

I would be looking for a new place to live.

At least you have a number to call.  There are 2 women that work in the office at my apartment complex and it's a miracle if either of them are there before 9am or after 3pm.  I have no clue what I would do if something catastrophic happened

I am looking for a new place.  I am debating on buying.  

Nothing I find is as afordable as this place, and still in an OK part of town.
