We're looking for a house in the western Wayne county area.

Recently we have been looking in Van Buren. The houses are newer and larger

compared to the same price range in Livonia and Plymouth/Canton.



The neighborhoods seem decent and the houses look well kept.  But, I'm wondering if the

lower prices are a sign that the area isn't quite what it looks like.



Does anyone have some experience with Van Buren?

I grew up in Plymouth, and currently live in Plymouth, my wife is a teacher in Plymouth, and my kids go to school here.  I'm biased!  

If you have kids, or plan on having kids, you need to know that the Van Buren school district is not NEAR as good as Plymouth Canton.  My wife has colleagues who have moved from Van Buren  to Plymouth simply due to the school system in VB.

There are parts of south Canton that use Van Buren schools, and their prices are significantly less than those just north of the line.

That said, I'm sure if you're a highly involved parent, you'll likely get a decent education from VB, however, you'll get a better one in PC.  If you have a special needs child, DO NOT send them to VB schools (again, colleagues of my wife have experience in this.)

Other issues:  VB is closer to Ypsi and the potential crime there.

Plymouth Township has the lowest taxes btwn Plymouth, Plymouth twp, and Canton.  Not sure about Livonia, but I believe that they are lower in Ply Twp.

VB has some rough areas - including some older rough trailer parks.  My concern is not always exactly where I live, but where does my childrens schools draw from?  Subsidized housing?  Very low income neighborhoods?



Just a thought.



Check your location for flight paths to and from Willow Run as well...a fairly busy business airport.
