I just accepted an offer to start working in Buckhead in May. I'll be moving from North GA to the Atlanta area and I'll be moving with my wife and daughter (she will be 2 when we move). Looking for reasonable rent rates but also want them to feel safe. Not worried about school districts as we will be renting and can move later if needed when my daughter starts school.
For those that know the area, any suggestions? Thanks! |

Thanks for all the suggestions so far. Commuting in may be possible but my hours will be 8-5ish except during busy season (public accounting). There is a gym in the building so I have thought about getting up early enough to beat traffic and just workout before work.
We have been looking at the following areas: Smyrna, Norcross, Alpharetta, and Dunwoody that don't seem to be bad commutes, but I don't know much of those areas. Are they safe? Should I look at apartments complexes that are gated? |

Should I look at apartments complexes that are gated? Smyrna and Norcross has good and bad areas, I'd stay away from either. Of the two go with Smyrna and get as close to Vinings as you can afford. Alpharetta is VERY safe and even though it's still Fulton, it's 'North Fulton' which is night and day. Understand the further north you go, the happier you'll be but your commute will suck. 8-5 are prime times, to give you an idea I'm in North Forsyth and at 7am I'd be lucky to make it anywhere in Buckhead in an hour and 15 min, likely 1 1/2 hours. Dunwoody or north Brookhaven right up against the I-285 perimeter would be where I would look unless I didn't mind a bad commute, then I would live as far north OTP as I could stand the commute. We moved out to Sawnee Mountain in Forsyth County to get away from the city, then the better half took a job ITP 5 years later. The drive started out to be an 45 minyes in and an hour and 15 home, within three years it was an hour and 30 minutes in and two hours or more home. We are in Dunwoody now just a mile OTP with a 10 minute commute to work for her. If you look around you could probably rent a small home or duplex for the same amount as an apartment ITP would cost. Plus there are some fairly decent apartment complexes off the first few exits off GA400 OTP. As others have said the Vinings area would be good also as you have I-75, US41, and can even use several surface street routes depending on the time of the commute. |

COBB COUNTY (especially NORTH SIDE) ALL THE WAY! Acworth/Kennesaw area. If you want to drive further north Parts of Cherokee but that commute can get played out fast.
I can give you some very specific subdivisions (new) to look at and Apts/subdivisions etc... if you'd like. Just let me know if I can do anything to help my friend. Blessings, TTP |

all areas have good and bad.
In norcross, look for an areas called "peachtree corners" its now its own city. Also look at historic norcross, gorgeous place, but you will need to see it. you can't judge it buy a map. In alpharetta, you range from million dollar homes all the way to shitty little country areas. keep it close to northpoint mall, and youll be good. dunwoody is a mix of new/modern stuff near perimeter mall, and old money in older homes. there is also a large jewish community there which I am fond of. I live in duluth, which has its good and bad. the good? awesome school district, great small town feeling in come areas, and i live in a 5bed single family home on 3.4 acre for WELL under $200k. hell, its closer to $150k. all the areas you mentioned are nice. if you dont need a big backyard i would also look closer. like sandy springs (i'm a fan of the sandy springs gun club) and i would also look farther, like way up 400 near windward parkway and even further up towards forsyth. if you can get in and out before traffic it may not be too bad. |

You will have to tolerate a 20-30 minute morning commute (285 traffic or backroad traffic to 400) but it is leaps and bounds ahead of living in Fulton or the shadier areas of sandy springs (near the mall) |

| I live in Woodstock and work in Alpharetta...it takes about 40 minutes to get to work, but once I drive home I am relieved. There is something about living in a city where people are respectful, decent folks for the most part. This is from my experience growing up in Southern Commiefornia where so many people suck! |

Should I look at apartments complexes that are gated? As an almost 40 year resident of Gwinnett County, I'd suggest you avoid Norcross. There are nice areas, but they are surrounded by not so nice. There are express buses that leave from Sugarloaf Mills in Lawrenceville (I 85 and GA 120), maybe you could commute that way when you are working normal hours? Probably not a good option during tax season if you are working long hours. I believe Cobb transit has similar setups. Just a thought, maybe you can rent a house or a town home. I'd avoid apartment renting if at all possible. Congrats on your new gig. |
| Please, for your own sanity, stay away from Cobb if you're commuting to Buckhead. Ouch, that would suck. And it's going to suck 10 times more when the Braves move to Cobb. No, what you want is to be in the 400 corridor: In order of closer to Buckhead to further away, look at: Sandy Springs, Dunwoody, Roswell, Alpharetta, John's Creek, then a bunch of stuff I only drive through when headed to the range. Surprisingly, your best rents will be in Dunwoody. Go for the higher-rent places in the area, though, because some pockets of Dunwoody are pretty dumpy. But for the most part, it's nice. The others are pretty all good. |
