I have a property bond w/ repair with Orkin.  They are coming out next week to look at it.  I'm no expert on this.  I know their answer is going to be that the damage is something other than termites, ants, etc.  Any thoughts on how to win at this game?

Actually my neighbor in SC had great success with them when he had SEVERE damage.
The guys that come out, at least there, could care less.  They're doing their job to evaluate the situation and it's not coming out of their pocket.

I wish you luck.

ETA: also if it's termites, odds are you can find some around.  Grab a few and stick 'em in a ziplock.

Kinda cold for termites.  I suspect they're underground somewhere.  I don't see any tubes, but there were some dead leaves providing cover.

Did you notice any mud tubes on the wood or any surrounding material? It does look like termite damage.

There is loose dirt nearby.  I might have destroyed the tubes when I was doing the demo work.  There is definitely dirt in the damaged wood.  

I've had the termite bond for 11 years.  I'm thinking they'll have an issue saying "it is old damage."

Yeah, the "old damage" BS is a game they will certainly play. You really need to see if you can find any active tubes, if you do, you're home free tho they might still play the denial game.

Terminex is HORRIBLE with anything they do, since ServiceMaster bought them, I would NEVER recommend their service. I've not had good luck with either of them as companies and I unfortunately have used both in the past. Lesson learned.

My neighbor had a bond with a termite company.  His house was damaged by termites, but the bond didn't pay because there was water damage asociated with the termite damage; the termites were there (the poison didn't work) because of the presence of water in the house.  ....Something like that.

Just as an FYI the state of GA also does inspections at no charge.  If you wanted them to come out and do a full inspection and give their opinion. Their number is 404.656.3641 - based on the letter I got from them I think you need to fax or send the request in.
