Looking to get back closer to family in the Omaha area (but not too close); what is the overall job / housing market like in KC? Which side of the river is better KS or MO? Moving from Las Vegas so not looking forward to humidity or snow :(

im going to say go with ks since it's closer to nv. johnson county to be more precise. but im a bit biased on the ks side. the good news is you're going to get constitutional carry everyday you live here instead of just on the days you visit. worth moving here just for that. |

I live on the MO side, don't have anything against KS side, this is just where I landed.
Johnson County (KS) is exploding with business and real estate is priced accordingly. If you live on the MO side, avoid the city limits if you can... there are nice pieces inside KCMO, but it's expensive and most of the nice stuff is newer with an HOA. (Ask me how I know. ) That said, the advice given to me on buying a house was "north of the river, as far as you can/want to". It wasn't bad advice. KCPD partners with crimereports.com for mapping of crime, and it's worth eyeballing that when you're narrowing down options. There's a reason houses are cheap down on 30-what and ... well, most anywhere. If you prefer new/don't mind HOA, there are plenty of subdivisions exploding in the north/northeast area - city council just greenlighted the Twin Creeks area of Platte County, which is going to be an estimated 20,000 new housing units in a 15,000 acre area, with supporting economy/infrastructure. Schools... Platte Co is generally the best, Liberty isn't bad, North KC isn't bad, I would never dream of putting a kid into KC schools. Job markets is ... there. Not as bad as many places, there are jobs to be had but pay is a little lower than many other areas... of course, cost of living is a hell of a lot lower too. Hope it helps some. |

I'm on the MO side of the line and used to work in Olathe, KS. I'm happy with MO, but I would agree with other comments to stay away from the KCMO city limits. Much depends on what you're going to do and how far you want to drive, and there are lots of nice places on both sides of the state line as well as places to avoid. I live in the Independence, MO area, but wanted to move further south into the Lee's Summit area as a bit of a step up but still close to where I needed to be. But of course, the north side would be a little better for Omaha (but maybe that's a minus ).

I'm a northlander myself, but with you being involved with lambo and what not sounds like you would have no issue fitting in in Johnson County (JOCO) It is a very uppity pretentious area just a heads up on that. In the northland look at Liberty, Kearny and the good part of Parkville. |

We are Cornhuskers from Lincoln living in Lees Summit, MO for over 20 years. Work in Overland Park, KS, typically a 30 min drive (20 miles) but that depends on the time of day and weather. Great place to live, great schools and a bit cheaper than living in the OP, KS area. We also run a small business dealing in NFA if you need anything. |

Definitely look north of the river if you decide on living on the MO side. Platte County has great schools. If you live in south Platte County there are lots of pockets of unincorporated areas, which means NO earnings tax (as long as you don't work in KCMO city limits) and you get much better services...great sheriff's department and stuff like faster snow removal...are you're near all kinds of shopping and things to do.
If you are looking at schools, regardless of area, on the Zillow website (under nearby schools tab) it will show you the school scores from great schools. Districts like Park Hill get between 8-10, which are excellent. That is one of the best indicators of the area you are considering. As a point of reference, the south Platte County area is south of KCI (Google Zona Rosa, which is really nice outdoor shopping area near I-29 and Barry Road in KCMO - Platte County section). I moved here in 1999 and it was the best decision I ever made. I'm just east of KC, on the Missouri side. Great place to raise a family.
A few years ago, I helped a friend who owned a delivery company deliver phonebooks throughout the entire KC metro area. Believe me when I say there is no better way to find out how people are in a given area than by being a phonebook delivery guy. Anyway, my findings were that the nicest folks in the area reside in St. Joseph, MO, while the biggest assholes in the area live in Johnson County, KS. Of course, there are always exceptions, but the general consensus around here seems to be that Johnson County, KS is the asshole capital of the Midwest. |

| I've been living in Lenexa KS for about 10 months and love the area. I moved from Houston, but will be moving out in a few months to Montana. If I can't find a permanent position in Montana, I'll look at this area as I don't want to ever see Houston again. The humidity isn't bad (again, I'm from Houston you're coming from the desert) and winter hasn't been bad so far. |

thanks for ALL the advice / input. We went to the KC area last weekend on sort of a "scouting" trip to get reacquainted with the area and explore housing options. Couple things we learned:
1. The ball fields (baseball & football) are in a rather sketchy part of town 2. Downtown KC is a nightmare on a saturday night 3. With all the interstates, it is relatively easy to get around town, no matter where you may be 4. We really liked the Brookside / Waldo area of town 5. We liked the Westport area as well, just not sure how crowded that area gets with all the taverns around 6. Independence was nice, but I'm not 70 7. The "River Front" area is nice, but didn't seem to be much to do around there These were just our observations. Still planning on the move in the summer, now to land a job and move forward. PJ |

PJ, let us know when you find a spot to call home. There are a lot of shooters in the area.
It will be easier to finalize the best place for your home once you find out where you will be working. Then you will be able to see what the drive to work is like from your favorite locations for your home. My drive is not too bad (30 min) but I leave early 6 am. |

Did not see it mentioned but if you live in KCMO proper, like Waldo, you will have to pay an earnings tax of 1%. You pay that if you live or work in that city. Taxes are higher in KS, especially if you smoke. Both stares have great gun laws and very NFA friendly.
I live in MO but work in KS. I think it is more laid back. I living north of the river and like it. The Liberty area is nice. KS retail areas are very crowded and drive me crazy. The cost of living is good with it cheaper on goods, gas, and taxes. MO has great deer hunting, KS is not too bad. The city is a friendly place with genuinely nice people. The stadium area is not bad. The KC downtown is really changing for the better. Oh, and best BBQ in the USA. |

I was wondering about that 1% tax thing. Couldn't get anyone to really explain it to me. So if your address is KC, MO, (work or home) you are subject to an automatic 1% tax on your earnings? WTF is that about? :( don't like that. That could definitely be a determining factor in residency.
Oh yea, best BBQ we have had in a damn shot, we ate at a bbq place that doubled as a gas station / convenience store. The most amazing brisket and smoked turkey I've ever had. Does living on one side and working on the other side (state lines) make tax time a real pain in the a$$? We liked the OP region as well, Lenexa and Olatha were nice, but seemed like they were far from everything. |

I'm in sw Olathe.... Taxes are a pain everywhere. Yes, if you work in KCMO, or live in it, you will pay 1% earnings tax..... " fire and police" funding to an extent. Wy co has higher taxes than jo co on ks side. Property taxes are what get you in Ks. Sales tax is about the same all over the metro. You pay a reduced rate of sales tax in Mo on food. This may be happening in Ks. Ks is working to get income tax to 0, just don't know when.
Careful in Waldo, you pick a place and 1-2 blocks over is the hood. Brookside is neat, but you pay for neat. Personally, I would not live in Westport area |

Basically, people in KCMO vote to tax other people and the other people have no say in it. To me it is fundamentally unconstitutional. Kansas City does not manage itself well at all. There is a lot of waste and much of the city's employees are not needed and various departments are make work stuff to keep certain people in power, like the parks department. That BBQ place you ate at is now Joe's KC, use to be Oklahoma Joes. I have eaten there. Their fries are awesome, the best beans are at Jackstack. As SUB-MG said, living in MO and working in KS is not a big deal, a lot of people in the area do it. You probably can get more house for the money in MO with less property taxes. Olathe is okay, Lenexa or Leawood are nicer places. If you want to see some real beautiful and classy homes, check out the ones around Wornall Road just south of the Plaza. They are huge, stately, and beautiful. That is where some real money is. |
