Guys, I need some recommendations. The roof needs to be replaced along with gutters and soffits. I'm in Port Washington. Garage needs roof and have the built in gutters replaced with regular ones.
What do you know and who do you recommend? |

DO NOT GET LEAD GUARD!!!!!!
My parents got these and wish they didn't. They got them late last year. First rain fall (and last major one of the year)... all went over the edge and minor flooding in basement. Called them back out and I shit you not the tech said "you have to wet down the roof before it rains"
Complained with sales guy, they added more down gutters. Didn't help in the next few minor rail falls. But no flooding (yet). Come winter HUGE ice damming all over the place on the north and west side, but not east. (More trees and stuff on the west side.) They have the ice damn shielding... but who knows how bad this will get or how far it will affect until it is resolved. Don't get them. I predict my parents will continue to fight with leaf guard on this one. The main reason they worked with them as much as they did is because the guys who installed them wouldn't take their check (don't know why) and then the flooding happened, and they wanted money and my parents wanted it fixed. Post getting money, leaf guard hasn't done anything. |

We used to live in a 2-story house and decided to put in Leaf Guard gutters. Never had any problems with rainwater initially. The icicle formation the first winter was very bad. When a huge chunk of ice that dammed up fell from the 2nd story unto the first story it damaged the 1st floor gutters. When spring came water flowed over the gutters. We called them to fix it (had less than 1 year) and they said they would have to replace the whole section. "No problem" I said. They then said it would cost another $500. "F––- off" was my new reply. I tried to contest that as it should be covered under warranty. They said it wasn't covered because it was an "act of nature" or some crap like that. I argued that the ice formation was CAUSED in large part by the gutters. We never had ice formation like that before the gutters. They didn't see it that way and we ended any future dealings with them

Any form of "leaf guard" (gutter helmet, gutter hat, etc) is a joke, and if you think about it...you can figure out why. You're putting something on top of a gutter....which is supposed to move water. Hrmmm....where do you think that water is going to go when the leaves have COVERED the gutter helmet/leaf guard/etc?
If the wheel isn't broke, don't fix it. Gutter covers are the biggest bit of snake oil in that industry, it's hilarious. People are too lazy to clean out their gutters, hence they feel that this will fix their problem. |

Their price was over double from my roofer. I used Evansen Builders out of New berlin Wi. 262-549-9700 Leave a message if no answer. I had a complete tear off house & garage,30yr architectural shingles,new vents, new gutter on garage,new flashing,dumpster,ridge vent system,ice shield,15# felt I paid $5,500 complete.I saw their work in another neighborhood too. Their truck arrived at 7am and left at 11am same day! Unreal! About 10 guys working non-stop! None of this 2-3 days to do the job! |

I actually just bent it over and stuck it under the trim piece so it never actually touches the shingles. I found rolls of the stuff at Menards for like 15$ for a 25' roll. |

I'm in Mequon and just went through this exercise last fall.
I got three quotes and all were pretty close in terms of cost. 1. J&B Contruction 2. Cornerstone Roofing 3. Integrity Roofing I wound up with J&B and probably would not make the same choice again. Just as an FYI, ask the contractors exactly how much it will cost to replace plywood if any of it is bad. I found that the price varied pretty widely for that. As luck would have it I needed a whole bunch of it because most of mine had delaminated and it really drove up the cost of the job. If you're in Port you may want to try Grafton Roofing, too. Thanks Mike! Any roofer you contact will probably insist on tearing off everything you have and replacing with plywood. Mine did. If your house is too old to have ply underlayment, then they'll probably insist it goes, esp. if they have decades long warranties. I went with lakeland construction, but I'm a little south of madison, so probably not for you. I'm not sure if they are still in business though, haven't seen their trucks in awhile. |

With just boards on an older house it might just be the mos ecenomical option. In the same token some people get away with 3-4 layers of shingles. I have torn off roofs with 2 layers of asphalt and a layer of ceder shake. Roof jacks do wonders. Still a a pain in the ass but it is doable. |

Any roofer worth his salt won't put ply over boards. He'll tear the whole thing off. Also, insist on CDX ply, not that OSB crap. Once OSB gets wet, it's done for, either from swelling, sagging, or mold, IMHO. I agree. The jobs I did, I worked for someone who used OSB and I never thought it was a good idea, but it is used widely in new homes. I would use CDX myself. |

| Watch out for contractors that use illegal immigrant crews. I got a quote from a contractor and took streetview looks at some of the houses they claimed to have roofed. I signed the contract to do the job, and the day of the work a big truck shows up with a mexican flag in the back and a bunch of guys, one of whom could speak broken English. Contract had been signed, so I was stuck, and I definitely question the quality of the work. You should speak to anybody the contractor uses as a reference, and ask if thecontractor if they have their own crews or if they pay somebody else to do the actual work. Maker sure whoever does the work is local in case you have problems afterwards. |

Plus it being menards, theyu change vendors all the time- you wont get the same parts if you need them... |
