at 0500 this morning wife wakes up to use the facilities.... says, hey, whats that noise? Turns out the noise was 2 burst water pipes in my kid's bathroom.
Thus began a very fun cold weather repair project, complicated by the fact that I had my right shoulder rebuilt 4 weeks ago. and i'm right handed... Based on the amount of water we found in garage ( bathroom over garage ) and captured in buckets we figured maybe 20 gallons or so spilled before we caught it... R19 in the garage ceiling may have been code in 2001, but it surely is not enough. Gotta love the quality and attention to detail of Classic Homes. Darn pipe should have been run through the interior walls, rather than the floor.... |

Not to mention EVERYONE WITH A DEAD BATTERY today. Been 60 hours or so of work in the cold...Glad I have a job though!!! |

What do all you guys do with the threat of freezing pipes?
I bought my home here in Thornton last year, so this is our first winter in this home. Built in 1995, all pipes appear to be run through the interior and insulated walls. I have a pretty big crawl space, keep a thermometer in there and it hasn't dipped below 50F, it's all insulated. I've had the faucets dripping the last few days, but i've had a few buddies tell me not to bother with a home relatively new like this. Do you guys do anything special when it gets this cold? |

The water running from my tap got down to 40 degrees, at that time I went into the cellar and placed directed heat on the pipes from below. House is 104 years old and they built out the kitchen, exposing both floor and wall to elements. Warm weather project-insulate pipes and maybe heat tape that you can plug in when needed. I live in an older mobile home and I've put that black foam insulation on all the pipes under the house,heat tape and insulation on the pipes that come out from underneath and go to supply riser. Leave cabinets open and water dripping when below zero and I've never had my pipes freeze up. |
