Hello everyone in Colorado. I am from Maryland and plan on retiring in about 15-20 years. My wife and I are interested in Colorado as a retirement location and I was heading there this summer to look at parcels of land. I am looking outside an hour from major metro areas such as Boulder, Ft Collins, Denver or Colorado Springs. I prefer mountain type property over desert. I was wondering if there was anyone out there with some advice. I am a professional firefighter and Paramedic, vet of Desert Storm. We have visited Colorado several times and love pretty much the whole state. My goal at this time is to purchase property to be used recreationally and gradually make improvements on it to be suitable for living year round. Thanks in advance for any help you have for me. You could buy some land up here on the Western Slope too. 1/2 an acre will cost you about $200K My area has a mobile home worth over 1 million clams. No- I'm not joking, no I do not own land here...--VT |

If you spend sometime, you can find some land. We're looking at two porperties. One has a 2800 sq ft house on 34 acres for ~$350K. The other parcel is 43acres with no house, but a 2400sqft shop for ~$350K Both are 15 mins from the city. You should find 5 acres for <$5k/acre, but I haven't been looking at the prices on the front range lately. When I was, I was looking in Laport, near Ft. Collins. ETA: I meant $5k/acre, not for 5 acres. |

LaPorte is going to be having some major changes in certain areas with emminent domain/ city/state land grab. in its efforts to curb truck traffic along the 287-north college corridor. ft collins and the state have been and are looking at different areas in which to re-route traffic away from the north college area and around to hwy 14 and or directly into I-25. so some areas which look good on paper may become just another on/off ramp for the state. |

Castle Rock still has acreage lots available that are less than 10 minutes from downtown. Castle Rock is still a small town in my mind (never seen anyone get a parking ticket). Good restaurants, plenty of access to golf, hiking, etc. Lots nearby are from $220-$350k for 2 to 3 acreas, depending on the view. If you're a waterskier, 35 acres on a private waterski lake for $250-$400k depending on the lot. Similar stuff for golfers. Pueblo West is within 5 minutes of one of the nicest ranges on the front range. Don't know what their lots cost, but they would be significantly less expensive. |

My best friend lives in Pueblo West and it is much cheaper than most other front range-type areas but very much a high desert environment. Need to be careful on the Western Slope as a lot of landowners are ending up with drilling rigs on their property-mineral rights trump surface rights. Craig & Meeker are nice but a long ways from much of anything. Doesn't sound like what you're looking for. Unfortunately it is very expensive to live around here. |
Hi there. I have worked in the Building Engineering industry for 12 years. I have dealt with commercial and residential projects and the land and areas they have been put into. In my personal opinion, you will have a much better time on the Western Slope of Colorado as a retiree. The life there is slower, more peaceful. The frontrange from Ft. Collins to Pueblo is as hectic as San Fran to San Diego in Cali. Roads always clogged, construction everywhere, poor roads, people come and go, you never have the chance to get to know anyone. Also, I believe the real estate in the front range is nearing its max, as far as appraised value to max-value. The western slope is still in early stages of inflating real estate. You will have a nice piece of equity for yourselves or your kids. I would suggest areas near Grand Junction or Durango. But, if you are looking for something out 15-20 years, I would say it is a bit early to look anywhere, unless you mistyped. But, in that amount of time, anything could happen. |
