More specifically, Carefree, AZ.  Planning on relocating soon.

Me and my wife are looking at a house in Carefree, AZ, I am wondering what is the property tax rate in AZ?
I tried to look it up on the web, and it is a bid confusing, since AZ have different property tax law than KA.

Go Here and type in the address of the property.

That will give you the Assessor's info. Then you can click on View Tax Information and you will be shown the taxes for that property.

I was amazed at how low the property taxes are here, and it was a contributing factor in my relocation.  I like Texas, but not enough to pay the kind of land taxes they get.  



I cannot fathom living somewhere like Long Island or NJ - all bullshit aside - simply because of the insane property taxes.

The current market value of my home is $400K.  My property taxes last year were $1850--a small decrease from the previous year. Checked with the neighbors and their numbers correlate pretty well based on relative house size.

Yes, .46% is correct for some of Carefree.   But you get closer to Desert Hills and it's .6%.  Depends on what tax area code you're in.  

Carefree are some of the lowest in Maricopa County along with Sun City (very few schools to pay for).

Number looks good, much better than KA, even with Prop 13.  My house is accessed at $575,000, and pay almost $8,000 a year in property tax.

AZ varies a LOT by county.  I couldn't believe how much my friends across the border pay compared to Maricopa.  Almost 3x as much.

Yes, Pinal and Pima county have some of the highest rates in the state.  This is a result of high growth while keeping values as low as legally possible especially for commercial property.  With the passing of Prop 117, which limits the growth of valuation (but not tax rates) and the ending of the 1 cent sales tax, you're going to see the rates move dramatically within the next 5 years in the high growth counties (especially Maricopa).  The reason for this is high growth, means more infrastructure and more costs.  And the shift in taxes will be to the homeowners.  The reason for this is commercial values will explode because they now can budget and capitalize the limited growth. You'll start to see real values for those properties increase by 10-30% a year.   That will attract speculators and the cycle begins.  Because of the cutbacks the state has been experiencing for the past 8 years, you'll start to see police, fire and schools start to scream as the economy improves but their situation doesn't.   The politicians will be forced to increase the rates to meet growth demand because now they can't rely on value because it's limited.  So the rates have got to give, just like you see in Pima and Pinal.  

Home rates are projected to double within the next 5 years for Maricopa county if the growth exceeds 10% per year (which won't be too difficult considering the drops over the last 8 years).

You got that right!! I don't pay that much for basic coverage on my Ducati. Full coverage would be out of my reach, financially. You can thank all the squids who go out and buy a brand new bike, then wreck it a week later.

accident rate is high everywhere thanks to a) illegals, and b) snow turds.

When I moved to AZ from Kali my car insurance rate doubled.

Holy crap!  When I moved here from CA my rates dropped by more than 1/2 for higher coverage!!!   Not to mention my registration is the same for 5 years in AZ as I would pay for 1 year in AZ.

Interesting comments, as when I moved here approx 3 years ago, my car insurance dropped considerably compared to my home state of Colorado.
Also, license plates/registration were a lot cheaper here so if some find the insurance rates higher then the cheaper license plates might help even that out..  

Concerning house taxes, I found it was comparable to Colorado.  It varies greatly depending upon your expectations depending upon where you have lived.

Bottom line, the only things I found outrageous about moving to Arizona was the sales tax and the utilites in the summer due to running the A/C's so much. Otherwise, its been a cost savings for me.

Looked up the sales tax, KA, LA County is around 9 to 9.5%, so pretty close.  I'll limit all my purchases to Scottsdale.  LOL
I plan to put a solar system on the house anyway, similar to what I had in LA County, in area like AZ, it should pay for itself, plus Federal tax credit, State tax credit, plus buy back...
