Recently bought a house that has a 30x40'ish foot pole barn on the property.

I currently have no use for all of the space so I was considering renting it out to make some extra money. Folks interested so far have been looking for space for snow machine or RV storage during the off season.

Anyone know what the going rate for storage of these types of things in these situations goes for?

Also, can anyone shed light on the insurance and legal side of things? Probably best to write up a contract to have both parties sign before renting out the space?

Talk to your insurance agent.

Do you really want people coming to your place all hours of the day and night to bring or get their stuff?

Yep, and even if you have an "I ain't responsible for your stuff" contract you can be liable for what happens to their stuff as they'll claim negligence on your part for renting part of it go some guys brewing Meth.  Leave the storage business to the real places.

I had a friend that did it and stopped after one year.
Was way too much trouble and had the people wanting to come at all hours of the night and leaving trash on the ground.

He also would catch them fishing his pond and they would tell him since they rent space they thought it was OK,same with a few trying to hunt small game.

A friend of his had issues with it as well and as the poster above me said, these guys were trying to cook meth.


The extra money sounds nice but I don't think it's worth the headaches.

You should set it up and have a indoor pistol range

The rate I've seen lately for a single RV/Trailer is $1/day, but you could get more easily.

If you are going this route, you need a solid contract with the dos and don'ts, as well as hours allowed, etc.....
Have a lawyer look over the contract before you provide it to the prospective renter.

Guys that I know that do this only do it for friends and co-workers, people they already have a very good relationship with.  It seems to work out for them.

I'd give it awhile before you do anything...  I built a 30x48 a few years ago and it's amazing just how fast you find use for all of that room.
