You guys have been very helpful as I have been going through the purchase of our Florida home. The home we settled on is in fantastic shape and was purchased turnkey with very nice furniture, etc.
I met my next door neighbor and he told me that I'd be facing a new roof in the next few years. The home was built in 1999 and has a typical concrete tile (spanish clay tile looking) roof. The seller had some repairs ($3,000 or so) done 2.5 years ago when a leak developed over the garage. So, what do you guys think? Is my neighbor correct? The home is 1750 sqft with a 2 car garage and a 26 x 9 covered lanai. Any idea what to expect $$ wise? Any recommendations for a roofing company in Collier County? What other options should I consider in terms of roof type when and if I face a replacement? |

Go with metal if HOA deed restrictions allow. Tile roofs suck if not properly installed. This, and your neighbor is probably right. 20 maybe 25 years seems to be right. My mother lives in a subdivision in your area that was built early nineties, and lots of the roofs are being replaced now. |

You may have a few years left before a complete re-roof is needed. In terms of roofing options you can go with flat tiles, "S" style tiles. In metal the usual is a 5v rib or standing seam. Cost is hard to determine based on information provided, the more hips & valleys, the more it will cost. If you can provide pictures, that is helpful.
