I'm looking at some retail space and could use some suggestions and comparisons.  
What are some typical store sizes?  I dont want more then I can handle, but I want it to be big enough to carry everything I want to with enough exposure.  
Here are my top 4 choices so far:
1100 sqft- best price, great location
1350 sqft - good location, (between the main strip and a small Navy Base). most $$/sq ft
2200 sqft - good location, same as 1350, but less $/sqft and better exposure.
2000 sqft - ok to possibly good location, much closer to home, only slightly more (gross) then the 1350 sq ft location.  

I realize that spening the extra $1500/month on a bigger store with a better location could be a major factor in the success of the store, but Im not sure how necessary is it right away.

It comes down to a few factors:
(No need to answer these publicly, just tossing them out there)

  • How much inventory do you currently have?

  • How much revenue and inventory do you expect to move per month?

  • Does the demographic of the area in each store match your target consumer base?

  • How many employees do you have or want?

  • Will you be happy at the new location longterm?



I chose to go with a smaller space, shortterm, and as inventory grows and the need for more employees grows, then take a look at a larger spot.

Moving your FFL isn't a hard thing to do, but moving the entire store takes time, effort and money.

If you're moving into a large location, at higher expense, and you are located in the wrong area, then you may not do as well as a smaller building in a better located area with a better customer base.

Also, if you just don't have the inventory now, or the revenue sales to justify the larger building, then don't stress about potential growth until the growth hits you. Obviously the revenue sales are personal, so don't anwer it publicly.

I know a very successful dealer who has 800sq ft, with only 400ish as his actual retail showroom. He tends to cater to what people in his area are looking for, and that keeps him successful. The size of the building hasn't hindered him as much as finding out what people want.

If you feel the best in the 1,100 sq ft location, then I suggest doing it. Go for what you feel like will work best for you.

If you think the demographic and customer base is the best in the 1350 sq ft location, then take that into consideration.

If you are unsure of the variables for each spot, take your time, and try to figure it out.
