I am a landlord and rent out my condo which has an assigned parking place. My tenants car is leaking oil on the asphalt and the HOA manager said I would be on the hook for the damage to the asphalt? I told her to get her car repaired ASAP would I be legally liable for the oil damage?

In theory the tenant or the tenants insurance policy is responsible.  They have insurance right? It rolls downhill, you are the landlord and ultimately responsible if the tenant doesn't make it right.

Buy degreaser, simple green, scrub brush, clean.

Castrol super clean poured on straight, scrubbed with a broom and washed off right away works better then simple green , but you cannot leave it on for long or it will bite into the asphalt..

Does your rental agreement stipulate that HOA rules must be adhered to or do you at least have a provision where violations incurred against the unit are the responsibility of the tenant?

I don't know much about landlording but seems this sort of stuff would be covered in the lease agreement. Also not for nothing but I'd brush up on any other HOA rules not already on the radar.
