just keep on it.  ignore the one you don't like. eventually you will find someone. ask  questions before they come look at the property so not to waste time

if i remember correctly one can not put that in the ad.  there are very spcific thing that can not be put in the ads.

Wow. You really cant put that in your ads?
Its been years since Ive looked at a rental ad but I know ive seen them say stuff like No hud in the listing.
I always assumed hud and section 8 was the same thing.

I've had very good luck with CL.  Write the ad with a security deposit requirement and subject to a background check.  No smokers and little word smithing to sound sophisticated.  Also advertise for more then you really want to get and if you really like someone "give them a deal".  It will greatly reduce the riff raff.

The FHA (fair housing act) doesn't bar discrimination based on Section 8.  But some states and municipalities do, so "it depends" would be the answer.



If your location doesn't bar it, then go for it.   Just my opinion man, not legal advice :)

OP, I require my potential tenants to pay for their own background check and credit report.  This step will save you lots of headache and frustration because it has been my experience that those who are serious, and solid tenants will pay, and those who are not or potentially shitty will tell you to fuck off.

Its a good filtering system imo, and it saves me from spending hundreds on finding a tenant.

i am pretty sure. they have listing of thing that can and can not be listed. mostly protected classes.  when i list one its very generic in location, rooms.baths and no pets.  i always list the adress and tell them to drive by and take a look at it and if interested to contact me back. Save s a lot of time meeting people that talk shit about your house of its location etc.

Guy next door built a million dollar house and couldn't sell it so he rented it out.

As an applicant for renting this house you will need to fill out a three page questionnaire with the bottom line of being quiet and having good credit.
Really good credit.

A gent from South Africa and his lovely wife and child have moved in.
Very nice folks and very quiet as well.
