I found water leaking from a window into my garadge ceiling. THe take peeled, so I cut out the section. There are some water stains on the rafters and the tyvek had mold on it (not all over, just some here and there). I cut out the loose tyvek. The wood is slightly soft, but not rotted soft. A roofer said that it is probably the job the builder did with the vynal siding. So I RTVed it. But it is periodically leaking again when we get heavy rain and high winds. My question is, if there is mold from the window to the garage sub-roof (1 foot in height) how much would you guess it will cost to have the damage repaired? I guesstimate the window and area affected verticle is 10X6 ft. |

I am a bit confused...maybe I just have not had enough coffee yet? Are you saying that you are getting water leaking UP into the roof sheathing from a window a foot below it? Or is the window above the garage ceiling? (two story home)...which would be drywall screwed to the bottom of your roof trusses. Is the OSB ("chip board) roof sheathing getting wet? Got any pics? Any time you have water getting into a structure in the vicinity of a window you are safe to first suspect the window install as the culprit. While that is not always the case, it would always be the first place I would check. Remember, water is subject to gravity, so "think like a drop of water". |
